A Maintenance Helper or Assistant assists maintenance mechanics. Repairs and maintains equipment and machines, such as cars or heating systems. May assemble or adjust machines as directed by a head mechanic.

JOB BRIEF
Non-Exempt/Hourly - eligible for approved overtime. In coordination with the Property Manager and the Lead Service Technician, the
ASSISTANT/MAKE
READY's primary responsibility is to ensure that all service request are completed and/or addressed within 24 hours whenever possible and to ensure that vacant apartments are made ready and up to "market" status in a timely manner and according to the Property Manager's timetable.
DUTIES AND RESPONSIBILITIES
Conduct all business in accordance with company policies and procedures, state and federal laws; e.g. OSHA, ADA, Fair Housing, etc. Inspect and make ready vacant apartments. Routinely performs the following duties in order to restore apartments to "make ready" status. Replaces light bulbs, batteries, and changes electrical covers when necessary Replaces a/c filter and checks all appliances to ensure they are working correctly Repair holes in wall and caulk where needed Performs all tasks in a neat and efficient manner. This includes cleaning all materials and equipment and returning all items to their designated storage facility at the end of each day. Must be able to apply common sense understanding to carry out simple one to two-step instructions and deal with standardized situation with occasional deviation depending on the needs of the property. Must be able to take direction and stay on task.
GENERAL:
Communicates with Lead Service Technician/Property Manager concerning particular apartments that are priority. Work at a pace which will leave enough time for housekeeping to complete their functions in the make ready process. Reports needs to Lead Service Technician/Property Manager when supplies are low to avoid depletion. Performs maintenance tasks as assigned by Lead Service Technician/Property Manager Institutes and manages system for handling service requests. Corrects situation within 24 hours when possible. Diagnose and perform minor, routine maintenance/repair involving the following on a daily basis: Electrical and plumbing HVAC systems and appliances Stairs, gates, fences, patios and railings Interior/Exterior lighting Ceiling Fans Shutters, doors, cabinets, windows, and sliding glass doors Pool lights, pumps, tiles and furniture Door locks and mail box locks Wall and Ceiling leaks General carpentry Ice and snow removal (when applicable) Wears uniform as instructed by Property Manager which may include providing your own pants and shoes. Uses protective equipment when necessary following all safety procedures. Performs other work duties as directed by Lead Service Technician and Property Manager. Promptly inform management of any observed problems which could be a hazard or potentially dangerous for residents, staff, guests and the public.
QUALIFICATIONS
Minimum of one-year experience in repairing interiors and exteriors. Must meet all physical requirements and be able to take direction.
Equipment Requirement:
Required to wear any and all PPE (Personal Protective Equipment) and other safety equipment as tasks dictate.
Work Hours:
40 hours per week. Weekends if necessary; on-call for emergencies.
Licenses:
Preferred, but not required, EPA certifications Type I and II or Universal for refrigerant recycling.
Equipment/Machinery/Tools:
An associate in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools: Cleaning fluids and tools, including mops, brooms, vacuum cleaner, and carpet cleaning equipment, buffer, step ladder, full ladder, hand tools, key-cutting machine, paint spray rig, hand truck and wheelbarrow.
REQUIREMENTS
1. Lift over 75 lbs. (any lifting over 150 lbs. can require assistance) 2. Reasonable physical health, must be able to bend, stoop, squat, kneel, climb stairs, climb ladders, push or pull, and reach above shoulders. 3. Must be able to write inventory of paint, supplies, requests and maintenance reports. 4. Must be able to notice difference between painted and unpainted surfaces and observe areas needing attention. 5. Must be able to see things clearly beyond arm's reach. Observe and assist service staff and observe problems throughout community. 6. Must be able to receive instructions from Lead Service Technician. 7. Should be able to communicate and ask questions, request supplies, read written instructions. 8. May need to utilize personal transportation to transport tools and supplies around the community. 9. Must have a valid driver's license and automobile insurance coverage.
