Schedule may vary based on seasonal demands, weather events and emergency response needs)Summary:
This is a full-time, permanent position responsible for supporting the Maintenance Department in the year-round upkeep, repair, and operation of Community common areas, facilities, infrastructure, and equipment. This role includes a combination of groundskeeping, facility maintenance, mechanical work, and seasonal responsibilities such as snow removal and emergency response. The position requires the ability to perform physically demanding outdoor work in varying weather conditions and to respond to after-hours maintenance needs when necessary.Essential Duties & Responsibilities:
- Operate mowing equipment, weed eaters, and other landscaping tools.
- Perform ditch line clearing and basic repairs.
- Pick up and remove trash and debris throughout the community.
- Assist with general building maintenance and minor repairs.
- Support upkeep of the marina, dam, and other common areas.
- Perform landscaping tasks such as raking, trimming, and general groundskeeping.
- Assist with maintenance and repair of buildings, facilities and common structures.
- Support upkeep of roads, signage, and community amenities.
- Perform snow plowing and ice treatment of roads, parking areas and common spaces.
- Operate plow trucks, salt spreaders, and related equipment.
- Assist in preparing equipment and materials for winter weather events.
- Perform basic mechanical maintenance on vehicles and equipment including but not limited to: o Oil changes (mowers, trucks, small equipment) o Routine servicing and minor repairs
- Assist with tracking and reporting equipment issues to ensure timely repairs.
- Respond to after-hour maintenance emergencies as needed.

- Perform other duties as directed by Management.
- Maintain flexibility as job duties may shift based on operational needs.
- Contribute to maintaining a safe, efficient and well-maintained community environment.
- Must meet eligibility requirements under
Company Auto Insurance Policy:
o Minimum of 4 years of driving experience. o Clean driving record for the past 3 years (DMV record required prior to hire)- Must be at least 21 years to apply.
- Pre-employment drug testing required.
Work Environment/Physical Requirements:
- Work is performed primarily outdoors in varying and sometimes extreme conditions (heat, cold, rain, snow).
- Position is physically demanding and requires: o Lifting and carrying up to 50 pounds o Frequent bending, walking, lifting and manual labor
- Requires operation of heavy equipment and power tools.
