Job Description

We are currently recruiting a highly motivated Maintenance Coordinator to join our maintenance team. The ideal candidate must be experienced in all phases of apartment maintenance. As Maintenance Coordinator, he or she will execute assigned maintenance activities, including inspections, scheduling, and invoice billing under the supervision of the Maintenance Supervisor. Essential Duties and Responsibilities Answer all incoming telephone calls and respond accordingly Review utility log upon receipt; immediately notify management of high consumption to detect leaks and/or unauthorized usage. Generate/close maintenance work order request(s); verify work completion. Perform unit inspections Perform scheduled preventative maintenance as directed Coordinate vendor installations; resolve scheduling discrepancies Assign purchase order (PO) number(s) to vendors for all maintenance purchases prior to purchases/services; submit invoices for payment. Maintain vendor files to include completed purchase orders. Monitor and maintain maintenance supplies. Resolve resident maintenance issues; ensure customer service satisfaction. Requirements/Certifications Requires a high school diploma/GED. Computer proficiency specifically Excel, Word, Outlook, Rent Roll and One-Site. Working knowledge of invoice processing and statement reconciliations Ability to work independently on assigned tasks, as well as accept direction on given assignment. Physical Requirements Must be able to lift and move objects up to 75 pounds consistently with heavier weight necessary at times. Must be able to climb stairs, routinely Possess conflict resolution skills Ability to communicate effectively and in a professional manner
Pay:
$19.00 - $22.00 per hour Expected hours: 40.0 per week
