Assistant Maintenance Supervisor Epic Asset Management - 3.0 Everett, WA Job Details Full-time $31 - $34 an hour 1 day ago Benefits Health insurance Dental insurance 401(k) Paid time off Vision insurance Qualifications Customer communication High school diploma or GED Full Job Description Position Summary Epic Asset Management is seeking an Assistant Maintenance Supervisor who supports the Maintenance Supervisor in overseeing the maintenance and repair operations of the property. This role ensures all facilities, equipment, and grounds are properly maintained while providing exceptional service to residents. The Assistant Maintenance Supervisor performs hands-on maintenance tasks and directs maintenance personnel as needed. Key Responsibilities Assist in inspecting facilities and equipment to determine maintenance needs, required supplies, and personnel assignments. Assign and oversee maintenance staff duties, including repairs, renovations, and cleaning. Obtain bids from outside contractors and oversee contracted maintenance work when necessary. Purchase building maintenance supplies and equipment in the absence of the Maintenance Supervisor. Ensure all common areas, including hallways, stairwells, and offices, are cleaned and maintained daily. Manage a daily garbage removal protocol throughout the property, including common areas and amenities. Perform routine maintenance tasks, including minor painting, plumbing, electrical work, and general repairs. Complete and document resident work orders in the property management system. Notify management of any major repairs or system upgrades needed. Maintain all exterior community areas, including landscaping, sidewalks, driveways, stairwells, and hallways, ensuring cleanliness, safety, and proper lighting. Follow all safety guidelines and ensure compliance with company policies and procedures. Other duties as assigned. QualificationsSkills High school diploma or equivalent required; technical school certification or college coursework in a related field preferred. Minimum of one year of maintenance experience in a residential or commercial setting, or equivalent education and training. Knowledge of plumbing, electrical, HVAC, and general maintenance techniques. Strong problem-solving skills and ability to troubleshoot maintenance issues. Excellent communication and customer service skills. Ability to work independently and as part of a team. Strong organizational skills and attention to detail. Proficiency in using property management software for work order tracking. Ability to prioritize tasks and manage time effectively. PhysicalEnvironmental Requirements Ability to lift up to 50 lbs. and perform physical labor, including standing, walking, kneeling, and climbing ladders. Work may be performed in both indoor and outdoor environments, sometimes in inclement weather conditions. Occasional exposure to electrical hazards, chemicals, and working in high places. Noise levels may vary from moderate to high depending on tasks being performed. Supervisory Responsibilities Supervise maintenance staff in the absence of the Maintenance Supervisor.
