Job Description

SUMMARY:
This is a union position, which, under the supervision of the Facilities Supervisor. Performs skilled and technically complex maintenance, troubleshooting, repair, and preventative maintenance of City buildings, equipment, and facility systems. The position is responsible for independently diagnosing equipment and mechanical system issues and services with vendors and contractors as needed.

Essential duties and responsibilities may include, but are not limited to, the following:
  • Perform work assignments involving the repair and maintenance of all building structures and equipment, including, but not limited to, an Aquatic based Recreational Facility.
  • Perform repair and maintenance to pool and spa equipment, sauna, cardio room, sport courts, dance studio, meeting rooms, locker rooms and administrative offices.
  • Perform maintenance and repair of all facility plumbing equipment, including all fixtures, temperature mixing valves, drains and any associated piping or hardware.
  • Operate, maintain, troubleshoot and repair HVAC Control equipment (pneumatic and low voltage), including DDC and computer control. Recommend and implement changes and improvements to existing HVAC systems.
  • Operate, maintain, troubleshoot and repair all facility mechanical systems, including a hot water boiler, heating, ventilation and air conditioning systems, commercial fans and blowers, pumps, motors (single and three phase), commercial heating equipment and fixtures, radiant heating systems, heat exchangers, water treatment and chemical feed systems.
  • Research and identify parts, materials, equipment, and coordinate potential services needed to complete service requests.
  • Respond to trouble calls, customer complaints, equipment failures and work requests.
  • Assist the Facilities Supervisor with scoping work necessary for building repair and modification and for the repair and maintenance of unique or specialty items.
  • Perform various technical trade work as needed.
  • Assist the Facilities Supervisor in onboarding and maintaining asset, work order, and preventative maintenance programs within the City's Asset Management Software System.

QUALIFICATIONS
Education, Training and Experience Guidelines:
Education:
High school diploma or G.E.D. equivalent required.
Experience:
Five years of progressively responsible experience in the maintenance, troubleshooting, repair, and operation of commercial, industrial, and or public facilities and building systems. Experience maintaining and operating aquatic or water treatment facilities that utilize chemical treatment and feed systems.
Special Requirements:
  • Must have a valid Washington State driver's license (or be able to attain at time of appointment) and a driving record acceptable to the City's insurance carrier.
  • Verification of identity and United States work authorization must be complete as required by the Immigration Reform and Control Act.
  • Obtain within 6 months of hire, a Certified Pool Operator or Aquatic Facility Operator certificate and CPR and First Aid Certificate.
Knowledge of:
  • Use of variety of hand tools, power tools, and small equipment.
  • Aquatic, pool, and spa maintenance techniques or similar systems used in water treatment facilities and systems.
Advanced Knowledge in One or More of the
Following:
  • Electrical, lighting, HVAC, and mechanical maintenance techniques.
  • Plumbing, and drainage maintenance techniques and design.
  • Carpentry, painting, and janitorial techniques.
Ability to:
  • Learn new principles, practices and methods as new information becomes available.
  • Utilize PC-based software, including but not limited to, Windows operating systems, spreadsheets, databases and other software to produce plans and reports.
  • Understand and communicate technical data.
  • Communicate effectively verbally and in writing, in person via radio and telephone, and across distances.
  • Establish and maintain a cooperative working relationship in a team environment with supervisors and staff.

  • Operate/drive standard size pickups, service van and/or sedans with standard shifts outfitted with job tools to various job sites throughout the community throughout the work day.
  • Kneel, stoop, bend, climb ladders, reach, push/pull grip, sit, stand, walk, crouch, crawl, twist, lift, throw materials, hear.
  • Sit or stand for extended periods of time.
  • Lift and move objects a minimum of 50 pounds.
  • Work independently, maintaining a detail oriented and highly productive workflow.
  • Demonstrate knowledge of maintenance and repair of physical plant mechanical systems, including heating and ventilation systems, pneumatic controls, electrical controls, boilers, pumps and piping systems, motors and motor controls.
  • Demonstrate knowledge of applied mathematics.
  • Demonstrate knowledge of typical construction methods and procedures.
  • Demonstrate knowledge of building, electrical and plumbing codes.
  • Demonstrate knowledge of products, materials, equipment and tools related to the industry.
  • Demonstrate knowledge of swimming pool operation and water sanitation methods, including the disinfecting of swimming pool facilities, water chemistry, filtering and backwashing.
  • Read and interpret blueprints and construction drawings.
  • Evaluate and troubleshoot electrical and mechanical problems.
  • Demonstrate skills in mechanical operations.
Demonstrate Skill in:
  • Interactions with a diverse range of customers and stakeholders including coworkers, contractors, and members of the public who utilize our city facilities.
  • The environment is sometimes stressful, working under tight deadlines, with distractions and interruptions, and requires the ability to shift priorities rapidly.
SUPERVISION RECEIVED
General supervision by the Facilities Supervisor.
SUPERVISION/LEADERSHIP EXERCISED
Will be expected to provide leadership and guidance in the field to Maintenance Worker I positions while undertaking day-to-day operations and executing service requests.
WORKING CONDITIONS OR PHYSICAL REQUIREMENTS
Examples of physical requirements:
  • Fieldwork consists of working in extreme weather conditions including ice, snow, rain, and sun, heat, humidity, small spaces, heights.
  • Employees are exposed to vibrations, loud noises, offensive smells, dust, dirt, mud, and water.
  • Moderate exposure chemical irritants produced by solvents, chemicals used to operate pool and aquatic facilities, clean restrooms and graffiti, fertilizers, herbicides, etc.
