Full-Time Maintenance Technician Overview 40 Hours/Week | Multiple Properties (Apartments, Single-Family Homes, HOA Communities & MHPs) Our growing property management company are seeking a reliable, skilled Full-Time Maintenance Technician to join our team. This position will work across multiple properties, including apartment communities, single-family homes, HOA communities, and MHPs. You will work both independently and alongside our full-time maintenance technician to ensure our properties are well-maintained, safe, and visually appealing. Strong communication skills are essential, along with the ability to remain structured, organized, and focused while managing multiple tasks, work orders, and properties.

40 hours per week (Hours may shift depending on needs)

Must be able to adapt to last-minute schedule changes, emergencies, rerouting, and shifting priorities as needed Key Responsibilities Perform routine and preventative maintenance on building systems and property grounds Interior and exterior maintenance, including light repairs and general upkeep Interior and exterior painting Landscaping and groundskeeping, including mowing, edging, pruning, debris removal, and seasonal yard upkeep Exterior maintenance, including pressure washing, minor fence/gate repairs, touch-up paint, and common area upkeep Turn work for vacant units, including repairs, cleaning coordination, and minor upgrades Appliance diagnostics and repairs Minor electrical and plumbing repairs Assist with seasonal projects, snow/ice removal, and exterior upkeep Address work orders in a timely and professional manner Maintain clear, respectful, consistent communication with tenants/homeowners Support HOA or Communities' needs, including "miscellaneous" or short-notice tasks such as: Replacing exterior light bulbs/fixtures (basic) Minor signage installation/replacement Trash enclosure clean-up and minor repairs Mailbox area upkeep (non-specialty) Fence/gate checks and minor adjustments Trail/common-area cleanup and yard detail work Helping prepare common areas for meetings or vendor access Dig Ditches, shovel debris, use chain saws, build fence Perform any other specific tasks as directed by management Management will provide training if necessary Qualifications Previous maintenance experience in apartments, property management, or HOA environments Working knowledge of appliance repair, plumbing, and electrical systems Ability to operate landscaping and maintenance equipment safely Strong attention to detail and commitment to quality work Reliable transportation and valid driver's license Ability to work independently and as part of a team Strong problem-solving skills and ability to prioritize tasks Previous experience with installing flooring preferred Previous experience with drywall and finish carpentry preferred Flexible and dependable, able to adjust to changing priorities or emergencies quickly Physical Requirements Ability to lift, pull, push or carry up to 60 lbs Comfortable working indoors and outdoors in various weather conditions Able to stand, bend, kneel, and move for extended periods Ability to move/lift and assist with installing appliances on first and second floors Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, digging/shoveling and crouching Use hand tools as necessary Kneel for the purpose of picking up trash and general clean-up of property Lift and work with heavy equipment, (push lawn mower, back pack blower, string-line trimmer, etc.). Operate machinery safely (i.e. lawn mower, string trimmers, edger, small chain saw, blower etc.) Use of company vehicle and tools for property maintenance tasks Backhoe, excavator operation experience is a plus General basic plumbing / electrical skills is a plus Able to work with minimal supervision
