Job Description
Our team is seeking a reliable, proactive, and detail-oriented Part-Time Maintenance Assistant & Porter to join our team. While a third-party vendor handles the primary deep-cleaning schedules for our main common spaces, this role is vital for maintaining high standards of facility upkeep throughout the day, supporting the exterior curb appeal, and assisting the Building Engineer in completing resident work orders and unit turnovers. The ideal candidate works well independently and exhibits a warm, professional demeanor toward our senior residents.
Primary Responsibilities:
1. Maintenance & Resident Work Order Support- Assist the Building Engineer with day-to-day resident work orders, including light plumbing, electrical repairs, and general hardware adjustments.
- Actively communicate with the Building Engineer regarding completed tasks, parts needed, or maintenance issues requiring escalation.
- Ensure all tools of the trade are safely utilized, properly maintained, and stored securely at the end of each shift. 2. Daily Porter Services & Upkeep
- Monitor interior common areas throughout the day to perform immediate spot cleaning, trash removal, and general upkeep between scheduled vendor cleanings.
- Perform routine, detailed cleaning and sanitization of all public and staff restrooms.
- Maintain a clean, organized, and properly stocked janitorial supply closet and maintenance workshop. 3. Unit Turn Cleaning
- Execute thorough turn-cleaning of vacant apartments to ensure they are immaculate and fully prepared for new residents to move in.
- Report any damages, missing fixtures, or safety concerns discovered in vacant units to the Site Manager and Building Engineer. 4. Exterior Porter Services
- Maintain the property's curb appeal by patrolling exterior grounds, parking structures, and walkways to collect litter, empty exterior trash receptacles, and clear debris.
- Perform basic seasonal exterior upkeep, such as sweeping entryways and salting walkways during minor winter weather events to ensure senior safety. 5. Safety, Compliance & Resident Relations
- Maintain a highly positive, respectful, and professional demeanor toward senior residents, visitors, family members, and co-workers.
- Promptly inform supervisors of any pertinent resident issues, wellness concerns, or safety hazards observed on the property.
- Adhere strictly to all workplace safety guidelines, accident prevention protocols, and the established policies and procedures of the facility.
- Perform other miscellaneous duties and projects as assigned by the Site Manager. Physical Requirements & Working Conditions
- This position requires continuous physical activity, including standing, walking, kneeling, sitting, climbing stairs, and using ladders safely.
- Must be able to occasionally lift, push, pull, or carry tools and equipment weighing up to 50 lbs.
- Comfort operating basic commercial cleaning machinery (such as vacuums or light floor buffers) and basic hand tools. Job Qualifications
