This position is responsible for completing maintenance requests, performing preventative maintenance, preparing rental units for new tenants, and helping ensure our properties remain safe, functional, and well maintained. The ideal candidate is reliable, organized, comfortable working independently, and capable of handling a variety of general property maintenance and repair tasks. This position involves traveling between properties throughout the local area and communicating with property management staff, tenants, vendors, and contractors as needed. Responsibilities Respond to and complete tenant maintenance requests in a timely and professional manner. Diagnose maintenance problems and determine the appropriate repair or next course of action. Perform general repairs involving plumbing, electrical, carpentry, drywall, painting, doors, locks, fixtures, appliances, and other building components. Complete preventative maintenance and routine property inspections. Prepare vacant rental units for incoming tenants, including repairs, touch-ups, cleaning-related maintenance, and general turnover work. Inspect and troubleshoot building systems and equipment. Replace or repair fixtures, hardware, smoke detectors, faucets, toilets, light fixtures, outlets, switches, and similar property components. Assist with exterior property maintenance and common-area repairs as needed. Identify maintenance issues that require specialized contractors and communicate those needs to management. Meet vendors and contractors at properties when necessary and assist with coordinating access. Purchase and transport maintenance materials and supplies as needed. Maintain accurate records of work performed, materials used, and property conditions. Take photographs and document maintenance issues before and after repairs when appropriate. Communicate professionally with tenants regarding access, maintenance concerns, and completed work. Maintain company tools, equipment, vehicles, and maintenance supplies in an organized and responsible manner. Follow applicable safety procedures and company policies while performing maintenance work. Assist with other property-related maintenance projects as assigned. Qualifications Previous experience in property maintenance, apartment maintenance, construction, remodeling, handyman work, or a related field is preferred. Working knowledge of basic plumbing, electrical, carpentry, drywall, painting, and general building maintenance. Ability to troubleshoot problems and determine practical repair solutions. Comfortable using common hand tools and power tools. Ability to work independently, manage multiple maintenance requests, and prioritize tasks effectively. Strong attention to detail and ability to recognize potential maintenance or safety concerns. Dependable, punctual, and able to communicate professionally with tenants, coworkers, vendors, and property owners. Ability to perform physical maintenance work, including standing, bending, climbing stairs and ladders, lifting materials, and working in a variety of indoor and outdoor conditions. Valid driver's license and reliable transportation to travel between managed properties. Ability to use a smartphone or computer for work orders, photographs, communication, and maintenance documentation. Willingness to learn new repair techniques and expand maintenance skills.
