Cambridge Apartments in Milwaukee, WI is looking for a Maintenance staff person. The property consists of over 90 senior housing units that are project based Section 8. The Maintenance Staff person will be responsible for working with the Maintenance Supervisor to complete all daily maintenance and upkeep of the buildings and grounds at the property to ensure safe and efficient operations of the facility so that the organization can provide a high standard of living and service to residents. The maintenance staff is also responsible for the upkeep of machinery needed to operate and maintain the facility. Responsibilities Include (but are not limited to): Maintaining organizational standards for cleanliness of buildings(s) and grounds, achieving company standards for cleanliness and safety throughout the property, including but not limited to: empty units, hallways, mechanical rooms, elevators, stairwells, maintenance storage and work areas, offices, rest rooms and grounds. Maintaining grounds and parking lots from day to day as well as during seasonal weather conditions.

This includes:

removing and plowing snow, salting and de-icing, regular mowing, routine trimming of overgrown vegetation, removal of non-intentional vegetation. Ensuring the property is clean by habitually: picking up any trash, litter or debris, cleaning up dumpster areas, ensuring graffiti or other vandalism is removed quickly. Maintaining clean and neatly painted surfaces including walls, windows, doors, ballards, and parking and curb striping. Making sure to repaint any damaged paint throughout the property as needed. Monitoring caulking of concrete and blacktop and replacing caulking along buildings as needed Performing minor plumbing repairs not required to be performed by a licensed contractor Maintaining landscaping which is not covered under an existing contract Performing non‐structural unit conversions, repairs and rehabs as directed Maintaining standards according to HUD Section 8 rules, regulations and Physical Inspection guidelines. Maintaining high quality customer service to residents and demonstrating the values of the organization through communications and interactions with residents. Ensure work order requests, responses and all follow-up is done efficiently and accurately documented and stored/filed Upholding a high standard and positive attitude of customer service among the Maintenance/Management team

Note:

There are a number of functions, which take place in this position on an annual basis. The individual in this position should remain open and flexible to take on additional tasks or work time when this occurs and on as "as needed" basis.
