ESSENTIAL JOB FUNCTIONS

• Supervise maintenance and janitorial crew.
• Inspect building systems including fire alarms, HVAC, plumbing, and general electrical to ensure the correct operation of equipment.
• Take the lead to troubleshoot and repair of buildings and installed systems to include, but not limited to, plumbing systems, kitchen equipment, roofs, drains, HVAC, and general electrical. Complete maintenance and repair records as required.
• Maintain the building lighting system, including element and ballast repairs or replacements.
• Perform general maintenance tasks such as painting, caulking, wall repair, and other finish work.
• Direct mechanics, technicians, and outside contractors on assigned construction and remodel projects.
• Respond quickly to emergency situations, summoning additional assistance as needed.
• Snow removal, as needed, to include plowing parking lots with a plow truck and/or loader and occasionally shoveling sidewalks.
• Work independently and in small groups.
• Perform other duties as assigned.

POSITION REQUIREMENTS

• High school diploma or general education degree (GED).
• A minimum of 3 years of building maintenance experience.
• Supervisory experience.
• Thorough knowledge in building systems, operations, maintenance, and repair.
• An understanding of HVAC, electrical, and building automation systems.
• Ability to understand and give general instructions.
• Operate and use necessary manual and power-driven tools.
• Strong organizational and analytical skills.
• Strong customer service orientation.
• Occasional shift work, overtime, and on-call duties required.
• Stooping, standing, climbing, and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.
• Attention to detail and pride in quality work.
• Professional appearance and demeanor.
• Must have a valid driver's license.
• Front-End Loader operator experience preferred.

DOE Pay:

$40.00 - $75.00 per hour Expected hours: No less than 40.0 per week
