Job Description

Job Title:
Maintenance Director
JOB SUMMARY
Responsible for supervising and managing housekeeping staff, as well as all maintenance, repair, and upkeep activities of a given managed community and communicating with the management company on all appropriate matters. Develops and builds a wide preventative maintenance program designed to keep all equipment in good working order. This includes the HVAC system, fire alarm system, emergency call system, generator, kitchen equipment, irrigation system, sprinkler system, and outside walk ways. Provides routine preventative maintenance and security checks for property. Performs routine and emergency maintenance tasks as assigned for safety monitoring. Performs fire drills and fire extinguisher checks per policy. Respond to emergency calls.
QUALIFICATIONS
Experience in routine maintenance including painting, minor plumbing, replacing light bulbs, HVAC air filters, minor appliance repair. Must have genuine interest in Senior Adult care. Experience in health care field desirable. Enthusiastic, self-starter, and capable of using good judgment in making decisions.
EDUCATION
High school education desirable, technical school or trade license highly desirable.
PHYSICAL DEMANDS
While performing the duties of this job, the employee is required to stand; sit; walk; use hands to finger; reach with arms and hands; stoop; kneel; crouch; crawl; climb on ladders; pivot; twist; turn; talk or hear; taste or smell. Must be able to lift, push and/or move at least 75 pounds. Specific vision abilities may include close vision; color vision and the ability to adjust focus. Exposure to outside weather condition will occur. Noise level in the work environment is usually moderate to occasionally loud.
UNIFORM REQUIREMENTS
Maintenance team members will be required to wear khaki work pants and a polo style/collared shirt while on duty or representing the community. The employee should always dress with safety in consideration. A name badge will be issued and required as part of the uniform.
WORK PERFORMED
Paints and performs structural repairs to masonry, woodwork, and furnishings of building, or oversees the work for the building, inside and out Performs or oversees the performance of grounds maintenance activities, such as mowing lawns, trimming hedges, clearing leaves and refuse to keep outside areas of building attractive, safe, and clutter-free Performs or oversees the performance of general cleaning and up keep of building, including buffing, sweeping and washing windows Inspects, repairs and services HVAC and environmental control systems or oversees the work of contractors Inspects, repairs and services wiring, electrical fixtures, apparatus, and control equipment or oversees the work Inspects, repairs and services plumbing systems and installations for conformance to governmental codes or oversees the work of contractors Performs general repair and repainting of all areas of the building Assists other departments as requested, including moving furniture and unloading and storing supplies Maintains conditions and repairs, repaints, and re-carpets as necessary all unoccupied rooms in order to make move-in ready unless needed earlier Abides by all State and Federal safety regulations including OSHA, EPA, MSDS and NEPA, as well as State Regulations Performs preventative maintenance according to Great Oaks Management policies and procedures in order to assure the building conditions Turns in the maintenance reports to the Administrator on a monthly basis to ensure compliance Performs fire extinguisher checks monthly Changes air filters in the HVAC monthly Performs fire drills monthly. Performs monthly water temperature monitoring Is available to residents to assist in periodic maintenance needs they may have Completes all work orders with Administrator Assist residents and family members with move-ins and move-outs, with moving boxes and furniture, and other moving related tasks to ensure that the residents feels at home and comfortable Meets with residents upon move-in to examine all electrical appliances and devices for safety Handles all chemicals according to manufacturer's directions Keeps all chemicals under lock and key when not used Performs Fire, Tornado, and other disaster drills as necessary to prepare staff and residents for an emergency Is fully knowledgeable of the fire evacuation and disaster policy of the community and participates as assigned Maintains confidentiality of all pertinent personal or health information concerning residents Other duties as assigned This job description is intended to describe the general nature and level of work being performed by the person assigned to this position.
