HVAC Maintenance Supervisor - Huntsville City Schools Montgomery Public Schools - 3.5 Huntsville, AL Job Details Full-time 19 hours ago Qualifications CAD software Computer operation Staff supervision High school diploma or GED Productivity software Technical Proficiency Full Job Description Job Title HVAC Maintenance Supervisor Job Code OP-147 Job Grade AC/03 Job Goal Supervises and coordinates the operation, maintenance, repair, and installation of HVAC and plumbing systems in accordance with district specifications and safety standards. Reports To Maintenance and Construction Manager Supervises Sr. Maintenance Specialists, HVAC Specialists, Plumbing Specialists and Maintenance Generalists Essential Duties and Responsibilities (Employees in this position perform some or all of the following tasks. Other duties may be assigned.)
  • Supervises assigned HVAC Maintenance Specialists and Maintenance Generalists; provides direction, technical guidance, and support to ensure the proper maintenance of HCS schools and facilities.
  • Assists the Maintenance and Construction Manager in coordinating daily work schedules, staffing coverage, assignments, and priorities to ensure timely completion of maintenance needs.
  • Conducts site observations and audits to evaluate maintenance operations, quality and timeliness of work, and compliance with established procedures, specifications, and safety standards.
  • Assists with the development, implementation, and continuous improvement of preventive maintenance programs and operating procedures to promote efficiency, reliability, and effective use of district resources.
  • Performs and oversees the inspection, diagnosis, maintenance, repair, replacement, and installation of HVAC, refrigeration, ventilation, plumbing, and related mechanical systems and equipment.
  • Performs preventive maintenance on HVAC systems and equipment, including replacing belts and filters, lubricating motors, checking refrigerant pressures, and verifying proper operating conditions.
  • Troubleshoots electrical and electronic components associated with HVAC and mechanical systems, including thermostats, relays, controllers, switches, motors, actuators, sequencers, and sensors.
  • Supervises the installation and repair of mechanical and associated electrical equipment, including pumps, motors, cooling towers, chillers, contactors, and related components.
  • Evaluates malfunctioning equipment and recommends repair or replacement; identifies unusual or potentially costly conditions and communicates findings to appropriate district personnel.
  • Responds to emergency situations involving HVAC and plumbing systems and coordinates system shutdown and restart during and following power outages or other operational emergencies.
  • Coordinates with outside HVAC and plumbing contractors regarding warranty work, repairs, service, and other contracted maintenance activities.
  • Utilizes the district's electronic work-order management system to document assignments, update work status, track projects, and maintain required maintenance records.
  • Reads and interprets blueprints, maps, schematics, diagrams, and specifications necessary to perform and supervise maintenance activities; prepares records and reports documenting work completed and materials used.
  • Maintains and performs minor repairs on maintenance tools and equipment and recommends the purchase or replacement of supplies, parts, tools, and equipment as needed.
  • Participates in the selection, orientation, training, and professional development of assigned employees; conducts performance evaluations and recommends appropriate personnel actions in accordance with district policies and departmental expectations.
  • Provides leadership that promotes accountability, effective problem-solving, teamwork, and a clear understanding of employee responsibilities and performance expectations.
  • Communicates with school and facility staff regarding the status of repairs, installations, and maintenance activities and provides appropriate information regarding the operation of HVAC and related systems.
  • Travels to HCS schools and facilities to perform job-related duties as needed.
  • Performs other job-related duties as assigned.
Qualifications High school diploma or equivalent required. Associate degree in a related field or journeyman-level certification in HVAC, plumbing, or a related building trade preferred. Minimum of two (2) years of relevant experience, including supervisory experience or demonstrated leadership through team leadership or similar responsibilities. Must demonstrate competency in independently performing journeyman-level HVAC, plumbing, or related building trade work. Proficiency with applicable computer software, including Microsoft Office and CAD, required. Must possess a valid Alabama driver's license. CDL or other specialized licenses or certifications may be required based on job responsibilities. Physical Requirements Requires exerting 50-100 pounds of force occasionally, and/or 25-50 pounds of force frequently, and/or up to 10-20 pounds of force constantly. May be required to work outside (if necessary) in inclement weather. Must be able to work varying work days and hours. Terms of Employment Twelve month year. Salary as recommended by the Superintendent and approved by the Board. This specification has been designed to represent the general nature and level of work found in this position.
