Job Description
We are seeking a skilled, dependable, and experienced Maintenance Supervisor to oversee the maintenance operations of a residential apartment community. The Maintenance Supervisor is responsible for preserving the overall condition, appearance, safety, and functionality of the property. This position includes supervising maintenance staff, responding to work orders, coordinating repairs, maintaining inventory, managing vendors, inspecting completed work, and developing preventive maintenance procedures. The ideal candidate is a hands-on, well-rounded maintenance professional with strong knowledge of apartment maintenance procedures. The candidate must be an excellent problem-solver with strong communication, leadership, customer service, and organizational skills. This individual must also be a positive team player who supports the company's standards, values, and workplace culture. Duties and Responsibilities Duties include, but are not limited to: Supervise, train, schedule, and support maintenance technicians and grounds personnel. Assign work orders within our maintenance software system and ensure they are completed promptly, professionally, and according to company standards. Respond to maintenance requests during normal business hours and participate in the after-hours emergency on-call rotation. Coordinate and respond to property emergencies during and after business hours, as needed. Perform preventive maintenance and ensure grounds are completed daily and the property is always maintained in a clean condition. Inspect vacant units, identify the required scope of work, and oversee the unit-turn process. Conduct quality-control inspections to confirm that repairs and unit turns are completed properly. Coordinate with vendors and contractors when outside services are required. Review vendor work and confirm that the work has been completed before approving it. Maintain an organized inventory of tools, equipment, parts, and maintenance supplies. Monitor supply usage and order materials as needed. Develop and follow preventive maintenance schedules and procedures. Maintain accurate records of work orders, inspections, repairs, inventory, and completed projects. Ensure the property grounds, common areas, mechanical rooms, maintenance shop, and storage areas remain clean, safe, and organized. Follow all company policies, safety procedures, and applicable housing requirements. Communicate professionally with residents, employees, vendors, and management. Work to resolve maintenance concerns promptly and ensure resident satisfaction. Provide regular updates to property management regarding outstanding work orders, emergencies, unit turns, staffing, and major repairs. Promote teamwork, accountability, and respectful communication within the maintenance department. Perform other maintenance-related duties as assigned. Experience and Qualifications Minimum of three years of previous experience in apartment maintenance, property management maintenance, building maintenance, or a related trade. Supervisory or team-lead experience is strongly preferred. Hands-on experience with plumbing, HVAC, electrical systems, appliances, carpentry, and general repairs. HVAC certification is required. Pool maintenance experience or certification is preferred. Ability to diagnose maintenance issues and determine the appropriate repair solution. Ability to manage multiple assignments, employees, emergencies, and deadlines. Strong organizational and time-management skills. Excellent verbal and written communication skills. Strong customer service attitude with a focus on resident satisfaction. Ability to use property management, work-order, email, and other computer or mobile software. Bilingual preferred. Must maintain a professional appearance and attitude. Must have a valid driver's license, reliable transportation, and automobile insurance. Must be able to participate in an after-hours emergency on-call rotation. Must be able to pass a background check. Must be able to perform the physical duties required for apartment maintenance, including lifting, bending, climbing ladders, and working indoors and outdoors in different weather conditions.
