Job Description

A growing multifamily property management company is seeking an experienced Maintenance Supervisor to lead maintenance operations for one of our apartment communities in Northwest Arkansas. We're looking for a hands-on leader who takes pride in maintaining high standards, developing people, and solving problems before they become bigger issues. This role is about more than completing work orders. It's about protecting the asset, creating an exceptional resident experience, and leading a maintenance team that operates with professionalism and accountability. Position Summary As the Maintenance Supervisor, you'll oversee all aspects of maintenance operations, including preventive maintenance, service requests, apartment turns, vendor coordination, capital projects, and regulatory compliance. You'll work closely with the Community Manager to ensure the community is safe, well-maintained, and operating efficiently. Success in this role requires technical expertise, sound judgment, organization, and a commitment to continuous improvement. How You'll Make an Impact Lead and develop the maintenance team through coaching, accountability, and hands-on leadership. Prioritize and complete service requests while maintaining a high standard of quality and customer service. Oversee preventive maintenance programs to protect the long-term value of the community. Manage apartment turns to ensure homes are move-in ready on schedule. Maintain community grounds, amenities, building systems, and curb appeal. Coordinate vendors, monitor contractor performance, and ensure work is completed safely and efficiently. Manage maintenance inventory, equipment, and purchasing responsibly. Partner with the Community Manager to identify opportunities for operational improvements and capital planning. Ensure compliance with company standards, OSHA requirements, and all applicable regulations. What Success Looks Like Success in this role means: Residents receive prompt, professional service and have confidence that maintenance concerns will be resolved the first time. Apartment turns are completed on schedule without sacrificing quality. Preventive maintenance reduces emergency repairs and extends the life of community assets. The maintenance team operates safely, efficiently, and takes pride in their work. The community consistently reflects high standards of cleanliness, appearance, and operational excellence. What You'll Bring Previous experience as a Maintenance Supervisor or senior maintenance technician in multifamily housing required. Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance. EPA Certification required; HVAC certification preferred. Proven leadership, organization, and problem-solving skills. Experience managing vendors, budgets, inventory, and maintenance operations. Ability to participate in an on-call rotation and respond to after-hours emergencies. Valid driver's license and reliable transportation.
