Job Description

We are looking for a Maintenance Manager to join our team at the PebbleCreek Community n Goodyear!
PURPOSE OF POSITION /SUMMARY
This position is responsible for overseeing the daily and preventative maintenance on properties, to include: common areas, grounds surrounding amenities, swimming pools, buildings, common walls, etc. As the manager, the position will hire, train and manage the maintenance and cleaning staff. The manager will also negotiate contracts with outside vendors and oversee the department budget. Performs other duties as assigned
PRIMARY ACCOUNTABILITIES
Assigning tasks and following up with staff on current maintenance issues. Will hire, train, counsel and conduct applicable performance evaluations and HR related paperwork for new hires, terms, changes to employee records. Handles employee relations matters. Work with contractors and outside service companies to ensure maximum productivity, to include: monitoring of pricing and quality of service. May obtain bids from multiple vendors to ensure cost competitiveness; will approve invoices for payments. May work with accounting department to ensure appropriate contracts have been secured for scope of work. Supervises maintenance staff, inspects the interior and exterior of building maintenance, and ensures/maintains the clean appearance of all buildings as expected by the HOA/company. Creates schedules for routine maintenance. Budget preparation, analysis, review of monthly reports to ensure proper coding. Will sign off on and code invoices.
EXPERIENCE/EDUCATION/COMPUTER/TECHNICAL REQUIREMENTS 5
years of previous maintenance experience Previous Management experience Basic plumbing, electrical and HVAC knowledge Basic computer knowledge Basic Office Skills Ability to develop and manage budgeting process for department(s)/cost centers
