What You'll DoAs a Maintenance Supervisor, you'll be responsible for maintaining the physical integrity, safety, appearance, and functionality of the apartment community while leading and supporting the maintenance team.

Daily responsibilities include:

Lead, train, schedule, and support Maintenance Technicians, Porters, and HousekeepersAssign maintenance tasks and inspect completed work for quality and accuracyManage resident service requests and prioritize timely completionTroubleshoot and perform repairs involving HVAC systems, plumbing, electrical, appliances, fixtures, carpentry, drywall, painting, flooring, and general building maintenanceOversee apartment make-ready and turnover maintenance to ensure homes are completed correctly, on budget, and on scheduleDevelop and maintain preventative maintenance schedules for property equipment and systemsConduct regular property inspections and immediately address potential safety concernsCoordinate emergency maintenance coverage and participate in the on-call/standby rotationMaintain accurate records for work orders, preventative maintenance, apartment turns, inspections, inventory, and purchase ordersManage maintenance inventory, spare parts, tools, supplies, and materialsCoordinate vendors, contractors, suppliers, and major mechanical repairs as neededConduct safety meetings and promote a strong safety-first cultureMaintain compliance with applicable OSHA, EPA, HAZCOM, hazardous-material, and refrigerant requirementsConduct and coordinate testing of life-safety systemsSupport grounds, common areas, custodial needs, and other property maintenance responsibilities when necessaryPartner closely with the Community Director to support overall property operationsQualificationsWe're looking for someone who has:

High School Diploma, GED, or accredited vocational school certificate35 years of apartment maintenance or related maintenance experienceMinimum 1 year of supervisory experienceValid driver's license and current automobile insuranceIn-depth working knowledge of:

HVAC and air conditioning systemsPlumbing and domestic water systemsElectrical systemsAppliance repairPainting and drywall repairBasic carpentryFlooring, tile, and concrete repairsLife-safety systemsGeneral building and apartment maintenanceStrong troubleshooting and diagnostic skillsAbility to prioritize work orders and delegate responsibilities effectivelyStrong leadership, training, and team-development skillsKnowledge of workplace safety practices and applicable maintenance regulationsExcellent customer service and communication skillsAbility to work in varying weather conditions and meet the physical requirements of the positionBilingual (Spanish) is a plus but not required
