Oversee daily maintenance operations, service requests, and apartment make-readies. Roll up your sleeves and assist with work orders, repairs, and maintenance projects when needed. Coordinate preventative maintenance programs and ensure the property is maintained to company standards. Inspect completed work, vacant units, common areas, equipment, and grounds for quality, safety, and cleanliness. Maintain inventory and ensure the maintenance shop is organized and properly stocked. Monitor property maintenance expenses and work within established budget guidelines. Build positive relationships with residents, vendors, management, and team members. Promote resident satisfaction by responding to maintenance requests quickly and professionally. Enforce company safety standards and ensure compliance with applicable regulations. Assist with hiring, training, performance management, and development of maintenance team members. Review and approve maintenance team timecards and address discrepancies with HR. Respond to maintenance emergencies and after-hours calls as needed. What You Bring 2-4 years of apartment maintenance or skilled trade experience required Previous supervisory or leadership experience preferred High school diploma or GED required EPA, HVAC, pool, state, and applicable local certifications required Strong knowledge of plumbing, electrical, carpentry, painting, and HVAC Entrata experience is a plus Valid driver's license and current automobile insurance required Own and maintain a basic set of hand tools Basic computer skills Strong communication and customer service skills Ability to work independently while knowing when to ask for support Professional, dependable, and solutions-oriented attitude Ability to travel between properties within the market as needed Ability to respond to emergency calls outside of normal business hours Why Rise48 Communities?
