What You Will Do Lead Maintenance Operations

• Oversee daily maintenance operations, including reviewing, prioritizing, completing and delegating work orders.
• Adjust work priorities as needed and ensure maintenance needs are addressed in a timely manner.
• Conduct regular property inspections and preventive maintenance to identify maintenance, repair, safety and future capital improvement needs.
• Establish and maintain facilities safety, security and emergency procedures and ensure established safety practices are followed. Supervise & Support the Team
• Supervise and train Maintenance Technicians and Housekeeping staff.
• Prioritize and assign work and provide day-to-day direction and support.
• Set clear expectations, provide ongoing feedback and address employee performance concerns when needed.
• Maintain a safe working environment and promote professional and respectful working relationships. Perform Maintenance & Repairs
• Perform hands-on skilled maintenance and repair work involving House of Refuge buildings, grounds, vehicles and equipment.
• Complete general property repairs including plumbing, painting, drywall, light carpentry, water heater replacement, basic electrical, HVAC, doors, windows and other repairs within the scope of the position. Manage Facilities, Assets & Capital Improvements
• Maintain accurate maintenance and asset records, including tracking the maintenance status of House of Refuge homes and facilities and documenting repairs and inspections.
• Maintain inventories of keys, tools, equipment, materials and supplies and prepare project summaries as needed.
• Maintain and support the House of Refuge Capital Improvement Plan, including identifying and documenting future maintenance, repair, equipment and property improvement needs. Budget, Vendors & Projects
• Manage the assigned budget in partnership with the Chief Financial Officer, including assisting with the annual budget development process, preparing cost estimates and budget recommendations, and monitoring and controlling expenditures.
• Work with outside vendors and contractors to support maintenance, repair and facility needs.
• Participate in large projects, collaborating with other House of Refuge departments, nonprofit and community organizations, volunteer groups and public-private partners. What You Bring Required Qualifications
• High school diploma or equivalent.
• Minimum of five (5) years of hands-on technical experience in a combination of trades applicable to property or facilities maintenance, which may include plumbing, electrical, HVAC repair, light carpentry, remodeling, drywall, painting, windows and doors, roofing and related areas.
• Minimum of three (3) years of supervisory experience in maintenance, facilities, rehabilitation/remodeling, construction or a related field.
• Experience developing, monitoring and working within departmental or project budgets.
• Valid Arizona driver's license.
• Ability to successfully complete required drug screening and criminal background check.
• Ability to obtain and maintain a State of Arizona Department of Public Safety Fingerprint Clearance Card. Preferred Qualifications

• Full-time, onsite position, primarily Monday through Friday during regular daytime business hours.
• Works from a private office located in the Maintenance Building and performs work throughout House of Refuge properties, including occupied and unoccupied residential units, offices, community spaces, storage areas and other facilities.
• Regularly works both indoors and outdoors, including exposure to Arizona weather conditions.
• Participates in an on-call rotation or provides after-hours response to urgent facility or maintenance needs.
• Evening and weekend work may occasionally be required based on emergencies, projects, organizational events or operational needs.
• Uses ladders, hand tools, power tools and maintenance equipment.
• Drives House of Refuge vehicles.
• Must be able to safely lift, push and pull up to 50 pounds.
• Must be able to perform the physical activities required of the position, including climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping and repetitive motions with the wrists, hands and fingers.
