Maintenance Supervisor Department:
Operations Position Overview:
As the Maintenance Supervisor for our single-family housing portfolio, you will be responsible for overseeing all aspects of property maintenance, repairs, and improvements. This role requires a hands-on approach, strong leadership skills, and the ability to coordinate maintenance efforts to enhance the overall living experience for our tenants.
Responsibilities:
Maintenance Operations:
Oversee the day-to-day maintenance operations for single-family residential properties. Coordinate and schedule maintenance activities, including routine inspections and preventive maintenance.
Vendor Management:
Build and maintain relationships with vendors and contractors for various maintenance services. Obtain competitive bids for maintenance projects and negotiate contracts.
Budget Management:
Develop and manage the maintenance budget for each property. Monitor expenses, identify cost-saving opportunities, and ensure budget compliance.
Repairs and Renovations:
Supervise and coordinate repairs and renovations to ensure quality workmanship and adherence to timelines. Work closely with contractors to execute property improvement projects.
Emergency Response:
Develop and implement emergency response protocols to address urgent maintenance issues. Be available for after-hours emergency calls as needed.
Compliance:
Ensure that all maintenance activities comply with relevant laws, regulations, and industry standards. Stay informed about best practices in property maintenance and implement improvements as needed.
Reporting:
Provide regular maintenance reports to the Property Manager and other relevant stakeholders. Document and maintain accurate records of maintenance activities.
Qualifications:
Minimum 3 years proven experience in property maintenance management, preferably in the single-family housing sector. Strong knowledge of building systems, maintenance best practices, and relevant regulations. Excellent leadership and communication skills. Ability to effectively manage multiple tasks and priorities in a fast-paced environment. Proficient in computerized maintenance management systems (CMMS) and Microsoft Office Suite.
Job Type:
Full-time Pay:
$65,000.00 - $72,000.00 per year
