Job Overview We are seeking a dynamic and highly skilled Maintenance Supervisor to lead our facilities maintenance team with energy and precision. This is not an entry-level position. We need a supervisor who understands apartment maintenance, can walk a property and identify what needs attention, prioritize work appropriately, and get the job done without requiring constant direction from management. The right candidate will be equally comfortable leading a maintenance team and working alongside them. You should have strong troubleshooting skills, take pride in the condition of the property, understand the importance of preventive maintenance, and know how to keep service requests and apartment turns moving. This position requires someone who is organized, accountable, dependable, and proactive. We are looking for a supervisor who sees a problem and works toward a solution—not someone who waits to be told every next step. Responsibilities Supervise and provide daily direction to the maintenance team. Prioritize and assign service requests, preventive maintenance, apartment turns, inspections, and property projects. Perform hands-on maintenance and repairs involving HVAC, plumbing, electrical, appliances, drywall, carpentry, and other building systems. Diagnose maintenance problems and determine the appropriate repair rather than simply replacing parts. Maintain HVAC systems and troubleshoot heating and cooling issues. Complete apartment turns efficiently and ensure units meet property standards before move-in. Conduct routine property inspections and identify maintenance, safety, lighting, building, and grounds issues requiring attention. Maintain a strong preventive maintenance program. Monitor open work orders and ensure requests are completed correctly and within a reasonable timeframe. Document completed work accurately in the property's work-order management system. Maintain maintenance shop organization, tools, equipment, parts, and inventory. Coordinate with outside contractors and vendors when specialized work is required. Review vendor work and communicate project status and property needs to management. Ensure maintenance work is performed safely and in accordance with applicable requirements. Assist with emergency and after-hours maintenance calls as required. Communicate professionally with residents and property management regarding maintenance concerns and repairs. Train, mentor, and hold maintenance team members accountable for workmanship, attendance, productivity, and property standards. Qualifications Previous apartment maintenance experience required. Previous maintenance supervisory or leadership experience strongly preferred. Minimum 2 years of multifamily/property maintenance experience preferred. HVAC certification required. Strong working knowledge of HVAC, plumbing, electrical, appliances, drywall, carpentry, and general apartment maintenance. Strong troubleshooting and diagnostic ability. Experience completing and managing apartment turns. Ability to prioritize multiple service requests, projects, emergencies, and deadlines. Experience using electronic work-order or property maintenance software. Ability to communicate clearly with residents, vendors, maintenance employees, and management. Must be dependable and able to maintain a consistent work schedule. Ability to work independently and make sound maintenance decisions within the scope of the position. Spanish required. High school diploma or equivalent preferred. Reliable transportation and ability to commute to Tucson, AZ 85742. What We Are Looking For We are looking for someone who takes ownership of the maintenance department. If you notice exterior lights are out, a common-area repair has been overlooked, a work order has been sitting too long, or a turn is falling behind, you should not need management to point it out first. A successful Maintenance Supervisor understands that the condition of the property, resident service, preventive maintenance, and the performance of the maintenance team are all part of the job. This is a working supervisor position. You will be expected to lead the team, but you will also be expected to pick up your tools and work alongside them when necessary.
