Maintenance Director - Senior Living | Facilities & Building Maintenance Leisure Vale Assisted Living Glendale, CA Join Leisure Vale Assisted Living as Our Maintenance Director Leisure Vale Assisted Living is seeking an experienced, dependable and hands-on Maintenance Director to oversee the maintenance, facilities, physical plant operations, repairs and preventive maintenance of our senior living community in Glendale, California. We're looking for someone who can lead a maintenance department and isn't afraid to pick up the tools and get the job done . If you have experience as a Maintenance Director, Facilities Manager, Maintenance Manager, Maintenance Supervisor, Building Engineer, Property Maintenance Manager, Apartment Maintenance Supervisor or Facilities Maintenance professional , we want to hear from you. Our Maintenance Director plays an important role in the daily operation and appearance of our community. This position combines facilities leadership with hands-on maintenance , including HVAC, plumbing, electrical, appliances, preventive maintenance, apartment turns, building repairs, vendor management and troubleshooting.
Maintenance Director Responsibilities Responsibilities include:
Oversee daily maintenance, facilities and physical plant operations Supervise maintenance and housekeeping staff Assign and prioritize maintenance projects and work orders Develop, schedule and implement preventive maintenance programs Coordinate apartment turns, renovations and rent-ready units Perform and oversee HVAC and air-conditioning maintenance and repairs Troubleshoot and repair plumbing fixtures, faucets, toilets, sinks, drains, valves and water lines Troubleshoot and repair electrical fixtures, lights, switches, outlets, motors and appliances Repair and maintain heating and air-conditioning equipment Maintain and repair appliances, commercial kitchen equipment and laundry equipment Test and maintain fire alarm systems, smoke detectors, emergency call systems and related equipment Monitor maintenance systems and applicable regulatory requirements Perform painting, wall repairs, texturing and general building repairs Perform minor carpentry and repair doors, locks, cabinets, windows and other building components Install fixtures, grab bars, window treatments and other community equipment as needed Complete minor roof and general property repairs Maintain required maintenance records and documentation Monitor maintenance expenditures and assist with department budgeting Obtain competitive bids for outside maintenance and repair projects Coordinate and oversee vendors, contractors and subcontractors Monitor contractor performance and project completion Coordinate with community leadership regarding apartment condition and availability Communicate professionally with residents, families, employees and vendors Respond to changing maintenance priorities and community needs Participate in rotating on-call coverage and respond to emergency maintenance situations as required What We're Looking For We're looking for a hands-on maintenance leader who takes ownership of their department, knows how to troubleshoot problems and takes pride in keeping a community looking and operating at its best.
Qualified candidates should demonstrate:
Previous success in a similar maintenance or facilities position Strong building maintenance and repair experience HVAC and air-conditioning maintenance or repair experience Plumbing repair and troubleshooting skills Electrical troubleshooting and repair skills Preventive maintenance experience Appliance and equipment repair knowledge General carpentry, painting and property repair skills Experience coordinating vendors, contractors or subcontractors Strong troubleshooting and problem-solving abilities Excellent organization and time-management skills Ability to prioritize multiple maintenance projects and work orders Strong verbal and written communication skills Basic math and budgeting skills Leadership, dependability and initiative A professional and team-oriented approach Respectful communication when working with seniors, families and fellow employees Previous experience in senior living, assisted living, RCFE, healthcare, skilled nursing, apartment maintenance, multifamily housing, property management, hospitality, commercial facilities or building operations is highly relevant. A high school diploma or equivalent and a degree or certificate from a two-year technical school program are required based on the current job description. A valid driver's license and First Aid certification may also be required. This Is a Hands-On Maintenance Leadership Position This is not a desk-only Maintenance Director position. We're looking for someone who enjoys solving problems and is comfortable working throughout the community, using tools and equipment and personally performing maintenance and repairs when necessary. The position may involve standing, bending, stooping, kneeling, crouching, climbing ladders and other physical activities associated with building and facilities maintenance. Availability outside regularly scheduled hours may occasionally be required for emergency maintenance, on-call responsibilities or other community needs.
