On-call and emergency availability may be required Join Sunny Rose Senior Living as Our Maintenance Director Sunny Rose Senior Living is seeking an experienced, hands-on Maintenance Director to oversee the maintenance, physical plant operations, repairs, preventive maintenance, and overall upkeep of our senior living community. This is an excellent opportunity for an experienced Maintenance Director, Facilities Manager, Maintenance Manager, Building Maintenance Manager, Facilities Director, Maintenance Supervisor, or Property Maintenance professional who is ready to take ownership of a community and lead by example. We're looking for someone who knows how to do more than manage a work-order list. Our Maintenance Director should be a strong problem solver and hands-on leader who can troubleshoot building systems, perform repairs, manage preventive maintenance, oversee vendors and contractors, coordinate apartment turns, manage priorities and help keep our community looking and operating at its best. What You'll Do As Maintenance Director, you will oversee the successful day-to-day maintenance and physical plant operations of the community.
Key responsibilities include:
Lead and oversee community maintenance operations Supervise maintenance and housekeeping staff Schedule and implement preventive maintenance programs Perform and oversee general building repairs and maintenance Troubleshoot and repair plumbing fixtures, faucets, sinks, drains, valves and water lines Troubleshoot and repair electrical fixtures, lights, switches, outlets, motors and appliances Perform maintenance and repairs involving heating and air conditioning equipment Maintain and repair appliances and community equipment Coordinate apartment turns and help ensure vacant apartments are prepared for new residents in a timely manner Perform painting, wall repairs, minor carpentry, door and lock repairs and other general maintenance Install fixtures, cabinets, grab bars, window treatments and other community items as needed Conduct routine inspections of the building, equipment and community Test and maintain fire alarm systems, smoke detectors, emergency call systems and other required equipment Maintain required maintenance records and documentation Help manage maintenance budgets, expenditures and project costs Obtain competitive bids and coordinate outside vendors, contractors and subcontractors Oversee contractor performance and completed work Coordinate with community leadership and marketing regarding apartment condition and availability Respond to maintenance requests and changing community priorities Participate in an on-call rotation and be available for emergency maintenance situations as required Support community operations and other maintenance needs as assigned What We're Looking For We're looking for a hands-on maintenance leader , not someone who wants to manage exclusively from an office.
The ideal candidate will bring:
Demonstrated success in a similar maintenance or facilities position Strong building maintenance and repair experience Preventive maintenance experience Plumbing repair and troubleshooting skills Electrical repair and troubleshooting skills HVAC or air-conditioning maintenance experience Appliance and equipment repair experience General carpentry, painting and property repair skills Experience coordinating vendors, contractors or subcontractors Strong organizational and time-management skills Excellent verbal and written communication skills Basic math and problem-solving skills Leadership skills and the ability to work collaboratively with multiple departments Professionalism when interacting with residents, families, employees and outside vendors Dependability, initiative and pride in maintaining a high-quality community Previous experience in senior living, assisted living, healthcare, skilled nursing, multifamily housing, apartment maintenance, property management, hospitality, commercial facilities or building operations is highly relevant to this position. A high school diploma or equivalent is required. Additional technical education or certification related to maintenance or building systems is preferred. A valid driver's license and First Aid certification may be required based on the needs of the position. Physical & Scheduling Requirements This is an active, hands-on maintenance leadership position. The role requires the ability to move throughout the community, use tools and equipment, climb ladders, bend, stoop, kneel, crouch and perform the physical functions necessary to complete maintenance work. The position may also require work outdoors, emergency response, occasional overtime, evenings, weekends or holidays based on community needs.
