Full Job Description Join Our Team:
On-Site Facility Maintenance Supervisor We are looking for a dedicated Facility Maintenance Supervisor to join the Collins Management team, working on-site at a premier 433-unit condominium community in Oakland. There are 8 residential buildings, and 11 in total. This critical role is the backbone of our community's physical environment. You will be responsible for ensuring a pleasant, attractive, and well-maintained atmosphere for all residents. If you are a self-starter who thrives on variety—from overseeing high-level vendor contracts to performing essential hands-on repairs—we want to hear from you. Overview As the Facility Maintenance Supervisor, you will provide comprehensive oversight of all scheduled and preventative maintenance within the common areas. Reporting directly to the on-site General Manager, you will act as a key representative of both the management company and the Board of Directors. This is a full-time, salaried, non-exempt position that requires around-the-clock availability on a rotating basis for emergencies.Key Responsibilities Property Oversight:
Conduct weekly inspections of all common area property, including garages, hallways, landscaping, and recreational facilities (pool, spa, and exercise rooms) to maintain a high standard of excellence. Will need to walk the property on a daily basis.•Vendor & Project Management:
Supervise all on-site contract vendors, ranging from landscaping and custodial services to elevator and fire alarm specialists. You will also assist in developing Request for Proposals (RFPs) and creating executive summaries of bids for Board review.•Maintenance & Repairs:
Oversee vendors' service for the Association's common areas, including mechanical systems like boilers, generators, and garage exhaust systems.•Safety & Compliance:
Ensure all pool, spa, and elevator permits are current and posted. You will identify safety hazards, report code violations (OSHA/CAL-OSHA), and take immediate action during emergencies. Will need to take daily chemistry readings for the pool and spa, and document it for the Health Dept.•Administrative & Reporting:
Maintain detailed records of incident reports, emergency procedures, and vendor contracts. You will submit written monthly activity reports to the Board and attend monthly meetings to address maintenance issues, as needed.•Resident Relations:
Coordinate maintenance schedules to keep residents informed and handle move-in/move-out compliance for elevators and trucks.Desirable Qualifications Experience:
A background in Homeowner Association (HOA) or Property Management is highly desirable.•Technical Skills:
Strong working knowledge of plumbing, electrical, boilers, and fire alarm systems.•Communication:
Excellent verbal and written communication skills are essential for professional interactions with residents, guests, and the Board.•Soft Skills:
High level of integrity, good judgment, and the ability to maintain strict confidentiality regarding Association records.•Physical Ability:
Must be physically capable of climbing stairs, ladders, and hills, as well as lifting and moving up to 40 pounds. Must walk the property on a daily basis, including the hillside on occasion.•Systems Proficiency:
Ability to utilize Microsoft Word and Excel, as well as proficiency in industry-specific software like CINC, Google Business Apps, and other software used by Management.Pay:
