Department Marketing Statement:

As part of Housing, Dining & Auxiliary Enterprises (HDAE), Residential Operations is responsible for the physical plant administration of all 4.3 million gross square feet in the HDAE portfolio, consisting of residence halls, undergraduate and graduate student apartment complexes, family student apartments, and hospitality facilities that provide housing for over 10,000 students, faculty, and staff on campus. In addition to providing service to residents, Residential Operations provides groundskeeping and hardscape maintenance to over 270 acres of campus, as well as custodial and maintenance services to various University owned facilities including conference centers, administrative offices, the University Center, Events Center, The Club & Guest House, parking facilities, and retail operations that serve on average 21,000 customers daily and host over 150,000 guests annually for conferences and events. For all of campus facilities as well as academic divisions and departments, Residential Operations oversees the functions of Distribution & Logistical Services (DLS) inclusive of Furniture Services, Surplus Sales, Mail Services, Central Receiving and Material Management & Logistics. UC Brief Summary of Job Duties:

Under the direction of the Director of Projects & Maintenance, the Sr Superintendent provides the leadership and management for the daily operations of a group of Skilled Craft Workers for Residential Operations. In partnership with (2) additional Sr. Superintendents, provides operational services to 4.3 million gross square feet of buildings in the HDAE portfolio, consisting of residence halls, undergraduate and graduate student apartment complexes, family student apartments, and hospitality facilities that provide housing for over 10,000 students, faculty, and staff. Responsibilities include daily scheduling/adjusting of assignments/resources/contractors/vendors, establishing work priorities, implementation of training programs, adjusting work procedures and priorities to meet schedules or work demands, meeting with clients and contractors/vendors, writing construction contracts for maintenance work, ordering and inspecting materials, site inventory management, analyzing and resolving work problems, maintaining records, quality control for maintenance work, developing and implementing training programs for Skilled Craft Workers, carpentry, painting and building envelope work scheduling and planning for the HDAE building portfolio. Exercising responsibility for quality of work in HDAE buildings and back-up manager for all HDAE Facilities.

Required Qualifications:

High School Diploma. Bachelor's Degree or equivalent combination of experience and training. 4-6 years of experience with demonstrated leadership and supervisory responsibility, leading various journey level craft workers, in an institutional facilities maintenance and construction environment. Certification in a specialty skilled trade required. Journey level certification or equivalent education and/or experience in one or more trade specialties.

Upon Hire Required Preferred Qualifications:

Substantial experience with demonstrated leadership and supervisory responsibility, leading and directing various journey level craft workers, in an institutional facilities maintenance and construction environment. Journey level certification or equivalent education and/or experience in one or more trade specialties. Familiarity with multiple skilled trades including but not limited to: HVAC, electrical, plumbing, locksmithing, carpentry, painting, and hazardous material abatement. Two years experience managing small to medium size construction and renovation projects. Ability to read and interpret construction drawings and specifications. Excellent verbal and written communication skills. Excellent organizational, analytical, planning, and management skills. Proficiency with Microsoft Word, Excel, Google suite, other management software, and familiarity with a range of modern electronic communication media. Use of emotional intelligence as an effective leadership tool. Ability to assess interpersonal interactions with clients and staff and adjust style to have positive outcomes. Ability to read and interpret construction drawings and specifications. Substantial experience with demonstrated leadership and supervisory responsibility, leading and directing various journey level craft workers, in an institutional facilities maintenance and construction environment.

Special Conditions of Employment:

Ability to respond to emergency and after hour maintenance calls. Days and hours will vary to meet operational needs. 25% Daily Operations Management

• In partnership with (2) additional Sr.

Superintendents Supervises, directs, plans and controls the day to day repairs and maintenance work/activities of the Operations Service Center and skilled trades workers for the 4.3 million gross square feet of buildings in the HDAE portfolio, consisting of residence halls, undergraduate and graduate student apartment complexes, family student apartments, and hospitality facilities that provide housing for over 10,000 students, faculty, and staff. Observes and reports through the work order system any and all defects, deterioration, and wear and tear on the facilities, schedules repair work, provides notification to clients and coordinates the work with the appropriate personnel. Monitors daily the TMA reports to verify that all work tickets are completed within 48 hours. Runs TMA tickets to review workload data per employee and to make daily work adjustments. Reviews TMA tickets on newly rented apartments to determine thoroughness of maintenance work. Communicates on a daily basis with key administrative and staff personnel on special circumstances or maintenance related issues. Advises mechanics, utility personnel and custodians on correct procedures, use of materials and tools in the day-to-day repair and maintenance tasks. Contacts vendors and contractors and coordinates the work with EH&S, the Associate Director for Project Management, Custodial Supervisors, Lead Custodians, Residence Hall Managers, Apartment Living and Family Student Housing Staff. Inspects vendor/contractor work before payment approval. Meets directly with clients to problem solve issues and to coordinate any repairs or project work needed. Manages the asbestos removal process complete with notification, scheduling, implementation and follow-up for all properties. Assures that work conditions are safe and conducive to efficient operations. 15% Life Cycle/Preventative Maintenance Program

• Manages life cycle/preventative maintenance program for all Residence Halls, Dining Commons and associated Administrative Spaces.

• Participates in the Project Management Group weekly and handles small scale projects for Housing properties.

Advocates funding (complete with estimates) for maintenance repairs or projects. Works directly with EH&S/contractors/vendors to schedule maintenance of fire systems or asbestos/lead/mold removal. Anticipates, projects, plans and schedules major repairs, upgrades and maintenance during shut-down periods for housing properties. Reviews renovation and new construction plans. Submits changes and recommendations to Project Group. 15% Apartment Turnover

• One of four key members of the apartment turnover team with specific authority for maintenance repairs, upgrades, carpentry and paint to meet rent deadlines. Overview of the apartment turnover schedule with authority to set dates, adjust dates or to take off line in consultation with the Director of Custodial and Landscaping Services. 10% Human Resource Management
• Authority to hire and terminate all limited employees.

Interviews and recommends hiring of career employees. Initiates discipline (including written documents). Develops unit goals and standards by establishing individual goals and evaluating performances for career and limited positions through written performance evaluations. Facilitates job enrichment, special assignments and ongoing training and cross training for employees. Provides annual training for asbestos, lead and mold-related issues. Writes annual performance reviews for all employees supervised. Informally resolves personnel disputes when possible. If informal resolution is not possible, follow all requirements of the K8 Contract. Takes appropriate disciplinary actions when required and notifies the Director of any discipline issues promptly. 5% Other Duties

• Emergency Maintenance Pager duty on a weekly rotating basis.

Provides back-up support for any and all housing emergencies. Participates as an essential member of the disaster response team for the Apartment Living and Family Student Housing properties. Affirms and implements the departmental Educational Equity Plan comprising short and long term objectives that reflect a systematic approach to preparing both students and staff for success in a multicultural society. Develops, promotes, adheres to safety rules, standards or techniques as an integral part of business. Adheres and implements the 20-minute rule for all maintenance repairs. Affirms and implements the departmental "Strategic Plan" designing goals and objectives that relate to the vision statement. 10% Administration

• Manages the dispatching function of Operations Service Center to facilitate emergency calls or last minute repair calls.

Authority to make decisions concerned with dispatching maintenance work. Purchasing and budget authority $500,000. Contract writing authority for maintenance contracts up to $100,000 and Emergency Contract Work. Reviews and writes specifications for purchase requisitions. Inventory Control of parts (plumbing, electrical, paint, appliances) on site. Developed and established the storage system for on-campus maintenance supplies. Authority to eliminate supplies or to stock different supplies. Manages the summer paint program for campus residence halls, dining commons and HDAE buildings. Works directly with summer conference staff, operations staff and dining services staff to project, coordinate and implement the paint, carpentry and building envelope program. Reviews and approves timecards to meet payroll deadlines and provides guidance to the Director of Projects & Maintenance on other personnel documents related to them. Approves vacation requests, and re-assigns personnel as necessary when employees call in sick, et cetera.
