Regional Supervisor Position Summary We are seeking a skilled and hands-on Building Superintendent to join a small 2-person maintenance team at a well-maintained senior residential community. This role is responsible for the day-to-day maintenance operations of the property, ensuring a safe, clean, and comfortable environment for residents. The ideal candidate is proactive, detail-oriented, and committed to delivering excellent service—particularly when working with a senior population. Key Responsibilities Maintenance & Repairs Perform general maintenance and repairs including plumbing, electrical, and appliance work (e.g., faucets, toilets, garbage disposals, stove burners, light fixtures). Troubleshoot and resolve maintenance issues efficiently and effectively. Conduct routine inspections of units, common areas, and building systems. Identify and address repair needs, safety concerns, and preventative maintenance opportunities. Building Systems Oversight Monitor and maintain major building systems including pumps, boilers, and HVAC systems. Coordinate repairs and maintenance with external vendors as needed. Team Leadership & Collaboration Assist in supervising and training maintenance staff. Work collaboratively with a small on-site team to ensure timely completion of work orders and upkeep of the property. Vendor & Administrative Coordination Communicate and coordinate with vendors and contractors. Utilize basic computer systems for work orders, vendor management, and communication. Resident Relations Provide excellent customer service and maintain a professional, respectful demeanor with all residents. Respond to maintenance requests in a timely and courteous manner, with sensitivity to the needs of seniors. Qualifications Minimum of 2 years of residential maintenance experience required. Prior experience supervising or training maintenance staff preferred. Strong handyman and general maintenance skills preferred; construction or contractor experience is a plus. Working knowledge of building systems (plumbing, electrical, HVAC, boilers, pumps). Strong problem-solving skills and attention to detail. Ability to work independently and take initiative. Excellent interpersonal and customer service skills. Comfortable working with senior residents in a service-oriented environment. Basic computer and Tablet proficiency, including internet use, property management software, and vendor coordination. Requirements Valid California driver's license, clean driving record, and proof of insurance. Ability to meet physical demands of the role (lifting, walking, bending, etc.). Ability to read, write, and communicate effectively in English. Must pass background and credit checks. Demonstrated financial responsibility and reliability. Commitment to a drug-free workplace (zero-tolerance policy). Flexibility to work weekends and holidays as needed.
