We are looking for a reliable, experienced "working" Maintenance Supervisor to join our on-site team at a nonprofit affordable senior housing community in Ukiah. Our residents are low-income older adults, so we're looking for someone who is patient, compassionate, a good listener, and able to balance excellent resident service with completing maintenance tasks efficiently. The employee filling this position is both a supervisor AND a working maintenance technician, completing work orders and site repairs alongside the other maintenance staff. This is a full-time, non-exempt, hourly position. Monday - Friday, from 8 am - 5 pm. RESPONSIBILITIES & DUTIES
Provides solid leadership, assigns maintenance and custodial work to staff, and works without direct supervision. Ability to communicate effectively with staff and supervise their daily workload. Exhibits strong organizational and people skills, and is personable to residents, vendors, contractors, and staff. Works within budget to estimate costs and schedules all maintenance repairs. Makes purchasing recommendations to the Apartment Manager. Provides for the completion of all daily work order assignments in a timely and proficient manner. Work orders may include electrical, HVAC, plumbing, flooring, carpentry, drywall, painting, caulking and appliance repair. Cabinet and counter installation abilities a plus! Conducts unit inspections of vacant units, annual unit inspections, and other inspections, as needed, and prepares work orders for remediation. Familiar with or able to learn
HUD & REAC/NSPIRE
regulations. Learns and understands the electrical, plumbing, fire alarm, and HVAC systems and disaster plans. May share some on-call responsibilities (being available within 20 minutes), including responding to emergencies at times other than regular working hours.
QUALIFICATIONS & SKILLS
Able to read, write, and speak English. Ability to make basic carpentry, plumbing, and electrical repairs. Ability to work cooperatively with staff and residents. Good interpersonal, listening, and communication skills. Able to lift 40 lbs. safely and unassisted. Able to climb and work on a 10' ladder. Able to bend and stoop to complete repairs. Experience in residential building maintenance preferred.
