Full-Time About the Role Simply Aspen Property Management is seeking an experienced Operations Field Manager to lead field operations for luxury private residences and homeowner associations throughout the Roaring Fork Valley. This is a hands-on leadership role that combines skilled maintenance, project management, vendor oversight, luxury home care, HOA operations, and client relationship management . The Operations Field Manager serves as the primary field representative for homeowners, HOA board members, vendors, and maintenance staff while ensuring every property meets the high standards Simply Aspen is known for. We're looking for someone who takes ownership, solves problems proactively, communicates professionally, and can confidently manage both people and projects from start to finish. Key Responsibilities Property Operations Perform detailed interior and exterior property inspections. Identify maintenance concerns before they become costly repairs. Complete skilled maintenance and repair work. Respond promptly to homeowner requests and priority maintenance issues. Maintain luxury residences and HOA common areas to company standards. Execute seasonal preventive maintenance programs. Skilled Maintenance & Repairs This position focuses on skilled trades work rather than routine maintenance.
Responsibilities may include:
Carpentry Drywall and texture repair Painting and staining Flooring installation and repairs Tile work Plumbing repairs Electrical troubleshooting HVAC troubleshooting Irrigation repairs Roofing and flashing repairs Mechanical room maintenance Boiler and snowmelt system maintenance Garage door systems Water feature maintenance Equipment operation The ideal candidate can determine when repairs should be completed in-house versus outsourced to specialty vendors. Vendor & Project Management Schedule and coordinate vendors on-site. Review proposals and scopes of work. Manage project timelines and scheduling. Conduct pre-construction walkthroughs. Oversee vendor performance and quality control. Complete final project inspections. Create and manage punch lists. Support renovations, capital improvements, and special projects. Provide regular project updates to management and clients. Private Estate Management Prepare homes prior to owner and guest arrivals. Complete departure inspections and walkthroughs. Coordinate housekeeping, landscaping, snow removal, HVAC, pool/spa, security, AV, and specialty vendors. Manage homeowner requests, deliveries, vehicles, groceries, and concierge-related services. Ensure properties are fully operational and presentation-ready. HOA Operations Conduct routine common-area inspections. Meet with board-approved vendors and contractors. Monitor maintenance contracts and service delivery. Inspect completed work for quality and compliance. Provide maintenance recommendations. Assist with reserve studies, capital projects, and community improvements. Respond to homeowner concerns. Identify safety hazards and maintenance issues before they become emergencies. Team Leadership Lead, mentor, and support maintenance technicians. Assign daily priorities and workloads. Train team members on company standards and best practices. Verify quality of completed work. Assist with troubleshooting complex maintenance issues. Promote safe work practices. Support scheduling based on seasonal demands, emergencies, and project needs. Client Communication Serve as the primary field representative for Simply Aspen. Build strong relationships with homeowners, HOA board members, and private clients. Communicate maintenance recommendations and project updates. Explain repair options and preventive maintenance opportunities. Assist with estimate preparation and project planning. Maintain ongoing communication with office staff and management. Represent the company professionally at all times. QualificationsPreferred Experience 5+ years of residential, commercial, estate, or luxury property maintenance experience. Strong knowledge of building systems and property operations. Experience supervising vendors, subcontractors, or maintenance teams. Ability to read construction plans and scopes of work. Excellent communication and customer service skills. Strong organizational and leadership abilities. Ability to manage multiple projects simultaneously. Self-motivated with the ability to work independently. Valid driver's license with a clean driving record. Physical Requirements Lift and carry up to 75 pounds. Work indoors and outdoors in all weather conditions. Safely operate ladders, tools, and maintenance equipment. Drive between multiple properties throughout the day. Schedule OptionsOption 1 Saturday through Tuesday Four 10-hour shifts Option 2 Friday through Tuesday Five 8-hour shifts Typical hours: 7:00 AM-3:00 PM or 8:00 AM-4:00 PM Option 3 Friday through Monday Four 10-hour shifts Schedules may vary based on client arrivals, departures, emergency calls, seasonal demands, capital projects, and operational needs.
