Hampden Hills Position Summary The Maintenance Director is responsible for the overall maintenance, repair, safety, and appearance of the facility and grounds. This position ensures compliance with federal, state, local, and life safety regulations while maintaining a safe, comfortable, and functional environment for residents, staff, and visitors. Essential Duties and ResponsibilitiesFacility Maintenance Plan, organize, and oversee all maintenance operations of the facility. Perform and supervise repairs of building systems, equipment, and grounds. Ensure proper operation of HVAC, electrical, plumbing, mechanical, and fire safety systems. Conduct routine inspections and preventive maintenance programs. Maintain facility equipment and coordinate repairs with outside contractors when necessary. Regulatory Compliance Ensure compliance with CMS, state health department, OSHA, Life Safety Code, and local building regulations. Maintain documentation and records required for surveys and inspections. Participate in facility surveys and respond to maintenance-related deficiencies. Monitor emergency preparedness and disaster readiness programs. Safety and Environmental Services Maintain a safe environment for residents, visitors, and employees. Conduct regular safety inspections and hazard assessments. Ensure fire protection systems, emergency generators, and safety equipment are tested and maintained. Investigate maintenance-related incidents and implement corrective actions. Grounds and Building Management Oversee maintenance of the facility grounds, parking lots, walkways, and landscaping. Ensure snow removal, ice control, and exterior upkeep are completed promptly. Monitor facility appearance and identify areas needing repair or improvement. Department Management Supervise maintenance staff and contractors. Develop work schedules and assign responsibilities. Train staff on safety procedures and equipment usage. Manage department budgets, inventory, and purchasing of supplies and equipment. Obtain bids and oversee vendor contracts as needed. Emergency Response Serve as a member of the facility's emergency preparedness team. Respond to maintenance emergencies, including after-hours situations. Ensure emergency equipment and systems remain operational. Qualifications High school diploma or GED required. Minimum of 3-5 years of maintenance experience, preferably in a healthcare, long-term care, or nursing home setting. Previous supervisory experience preferred. Knowledge of Life Safety Code, OSHA, CMS regulations, and state nursing home requirements. Valid driver's license may be required. Knowledge, Skills, and Abilities Strong knowledge of building systems and maintenance practices. Ability to read blueprints, manuals, and technical documents. Strong leadership and organizational skills. Excellent communication and problem-solving abilities. Ability to prioritize multiple tasks and meet deadlines. Proficient in basic computer programs and maintenance recordkeeping systems. Physical Requirements Ability to lift, push, pull, and carry up to 50 pounds. Frequent standing, walking, climbing, bending, and reaching. Ability to work indoors and outdoors in various weather conditions. Must be able to respond to emergency situations at any time. Working Conditions Exposure to mechanical equipment, cleaning chemicals, and maintenance tools. May be required to work weekends, holidays, or on-call hours as needed.
