The Maintenance Supervisor will report directly to the Property Manager. While specific responsibilities will vary based on location, the Maintenance Supervisor will be responsible for the physical asset management of the property and is on call 24/7 for maintenance emergencies. The ability to manage a staff, multi-task, and be adaptive to changing responsibilities while keeping a positive attitude are crucial. Strong communication and organizational skills are also key. This position is located in Centennial, Colorado. Schedule Monday -
Friday:
8:00 am - 4:00 pm This role requires on-call availability Responsibilities Ensure effective administration of building systems including HVAC, boiler maintenance and more Respond promptly and effectively to emergencies according to documented procedures Work in coordination with staff, vendors, contractors and residents to promote and sustain the safety, cleanliness and upkeep of the building including daily property walks, work orders and preventative maintenance Keep detailed records of facilities maintenance for mechanical systems, pool and elevators Schedule, oversee and inspect all contractor work to ensure work is being completed according to project scope Budgeting for supplies, equipment, and payroll costs Schedule and manage a maintenance/janitorial staff Qualifications At least 5-years experience in managing multi-family facilities HVAC Certification preferred and ability to retain Certified Pool Operator must obtain within 30-days of employment Exceptional customer service skills Proficiency in basic computer operation Excellent interpersonal and communication skills Must be a self-starter and able to multi-task Ability to work in a fast-paced work environment which may require working holidays, weekends and nights based on needs at site location and in cases of emergency Strong time management, organizational and problem-solving skills Ability to assess, evaluate and recommend maintenance/replacement schedule for all building systems Compensation Hourly Rate Range for this position: $31.00 - $41.00 5% annual bonus program Eligibility to earn commission on renewals.
