Job Description

ROLE OVERVIEW
The Maintenance Supervisor is a working supervisor who assists the Maintenance Managers in leading maintenance staff while also performing hands-on maintenance work across their assigned properties. This position is actively involved in completing work orders, make-readies, and daytime emergency maintenance needs, while helping ensure properties are safe, well-maintained, and operating efficiently. In addition to performing field work, the Maintenance Supervisor is responsible for training, developing, and supporting maintenance team members, reinforcing performance expectations, and helping coordinate daily maintenance priorities. The position also participates in the rotating on-call schedule for after-hours emergencies. This role requires someone who can lead from the field, work alongside their team, and balance hands-on maintenance responsibilities with supervision and team development. The Maintenance Supervisor plays an important role in property performance, resident satisfaction, and the overall quality and condition of the communities we manage.
ESSENTIAL JOB FUNCTIONS
  • Develop and implement training programs for maintenance staff to enhance their skills and knowledge.
  • Oversee the completion of work orders, ensuring timely and accurate resolution of maintenance requests.
  • Determine schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment, and skill of personnel.
  • Inspect and monitor work areas, examine tools and equipment, and provide employee safety training to prevent, detect, and correct unsafe conditions or violations of procedures and safety rules.
  • Monitor employees' work levels and the quality of maintenance work performed by staff, ensuring compliance with company standards.
  • Provide guidance and support to maintenance staff in diagnosing and resolving complex maintenance issues.
  • Conduct regular inspections of properties to identify maintenance and renovation needs.
  • Assist in managing inventory of maintenance supplies and equipment, and order new materials as needed.
  • Work closely with Maintenance Managers to coordinate maintenance activities and ensure smooth operations.
QUALIFICATIONS
Education and Experience
  • High school diploma or equivalent
  • Technical or vocational training is strongly preferred.
  • Minimum of 5-7 years of experience in maintenance or a related field. Knowledge/Skills
  • Strong knowledge of mechanical, electrical, and plumbing systems.
  • Ability to read technical manuals and drawings.
  • Excellent problem-solving skills and attention to detail.
  • Strong communication and interpersonal skills.
  • Excellent organizational skills to effectively coordinate tasks and manage multiple priorities.
  • Ability to work well independently and as part of a team. Work Environment/Physical Demands
  • Work is performed both indoors and outdoors in various weather conditions.
  • Must be able to lift and carry up to 50 pounds.
  • Frequent standing, walking, bending, and reaching.
  • Ability to climb ladders and work at heights.
  • Use of hand and power tools is required.
  • May be exposed to hazardous materials and chemicals.
