This position is ideal for an individual who takes pride in maintaining a safe, comfortable, and welcoming environment for our residents while leading preventative maintenance efforts and managing facility projects. The ideal candidate will have previous experience in healthcare facility maintenance, strong knowledge of building systems, budgeting experience, and the ability to work independently while collaborating with leadership to ensure regulatory compliance and exceptional resident satisfaction. Primary Responsibilities Oversee all building maintenance, repairs, and preventative maintenance programs. Maintain compliance with all applicable federal, state, and local regulations, including life safety and healthcare facility requirements. Perform routine inspections of the building, grounds, apartments, and common areas to identify maintenance needs. Coordinate and perform repairs involving plumbing, electrical, HVAC, carpentry, painting, flooring, appliances, and general building systems. Manage relationships with outside vendors and contractors, including obtaining bids, scheduling work, and ensuring quality performance. Develop, monitor, and manage the annual maintenance, housekeeping and laundry department budget while maintaining cost-effective operations. Maintain inventory of department supplies, tools, and equipment. Ensure emergency equipment, fire alarm systems, sprinkler systems, generators, elevators, and other life safety systems are inspected and maintained according to required schedules. Participate in emergency preparedness planning and respond to facility emergencies as needed. Maintain accurate maintenance records, inspection logs, work orders, and compliance documentation. Ensure the building exterior, landscaping, sidewalks, parking areas, and grounds remain safe and well maintained. Work closely with department managers to promptly address maintenance concerns affecting residents or staff. Assist with apartment turns, renovations, and special projects. Participate in on-call rotation for emergency maintenance needs. Qualifications 2-5 years of maintenance leadership experience (healthcare, assisted living, skilled nursing, hospital, or senior living experience strongly preferred). Experience managing building maintenance budgets and capital improvement projects.

Strong working knowledge of:

HVAC systems Plumbing Electrical systems Carpentry Drywall and painting Building automation systems Fire safety systems Preventative maintenance programs Experience supervising vendors and contractors. Ability to read blueprints and technical manuals is preferred. Strong computer skills, including Microsoft Office and computerized work order systems. Excellent organizational, communication, and problem-solving skills. Ability to prioritize multiple projects in a fast-paced environment. Valid driver's license with a clean driving record. Preferred Experience Assisted Living, Skilled Nursing, Long-Term Care, or Hospital maintenance experience. Knowledge of Colorado healthcare regulations and life safety requirements. Experience with emergency preparedness planning. OSHA safety training or certifications. HVAC, electrical, plumbing, or other skilled trade certifications are a plus. Physical Requirements Frequently lift up to 50 pounds. Stand, walk, bend, climb ladders, crawl, and work in confined spaces. Work both indoors and outdoors in varying weather conditions. Ability to respond to emergency calls after hours when necessary.
