General Statement of Duties An exempt position responsible for the leadership and oversight of plant operations and designated support services at Casey's Pond. This position ensures the safe, reliable, efficient and compliant maintenance of the building, resident units, common areas, equipment, utilities, exterior spaces, and surrounding grounds in accordance with applicable federal, state and local laws, regulations, codes, and organizational policies and procedures. The Plant Operations Manager leads preventative maintenance, repairs, environmental services, transportation, concierge services, emergency response, vendor management, and capital improvement activities that support resident safety, quality of life, and continuity of operations.
Supervision Received:
Reports to the Senior Director of Casey's Pond.

Directly supervise the maintenance, transportation, housekeeping, and concierge staff.
Essential Functions:
Provides leadership and supervision to maintenance technicians, housekeeping and laundry, transportation and concierge staff including recruitment, hiring, onboarding, training, coaching, scheduling, work assignment, performance management, corrective action, and staff development. Plans departmental staffing and workflow to ensure appropriate coverage and timely completion of operational priorities. Meets regularly with direct reports and promotes accountability, effective communication, teamwork, safety, and service excellence. Develops, implements, evaluates, and documents preventative maintenance programs for building, resident units, equipment, vehicles, utilities, and life-safety systems. Manages work orders and ensures repairs and maintenance are completed safely and timely. Ensures compliance with applicable local, state and federal building and health codes, , OSHA, EPA, CDPHE regulations, fire codes, and organizational requirements. Coordinates required inspections, testing, and documentation for generators, water systems, fire protection, and other life-safety systems. Prepares and manages the departmental budget, monitors spending and utilities, and completes required financial reporting. Oversees landscaping, snow and ice removal, waste removal, parking areas, sidewalks, and exterior property conditions. Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance. Maintains required maintenance, inspection, safety, warranty, vendor, and regulatory records. Evaluates plumbing, electrical, HVAC, and other facility concerns and coordinates qualified contractors when necessary. Maintains Safety Data Sheets and supports chemical safety and hazard communication requirements. Responds appropriately to resident or community emergencies by assisting as needed. Maintains office, shops and mechanical areas within company standards. Participates in on-call coverage and may work evenings, nights, weekends, or holidays to address urgent operational needs. Coordinates contractors, vendors, service agreements, and capital improvement projects. Performs additional operational duties, special projects, and organizational initiatives as assigned to support the overall success, safety, and efficiency of the community.
Education:
High School Diploma or equivalent required. Associate's degree or equivalent from a two-year college or technical school is preferred.
Working Conditions:
1. Position is in a well-lighted, accessible office environment, and involves walking, standing, sitting, bending stooping, twisting, turning, reaching overhead, pushing, pulling, and balancing. 2. This position has been classified as Resident-Facing, a position in which the incumbent could reasonably be expected to routinely interact with resident and/or resident family members. Employees in Resident-Facing positions are exposed to healthcare conditions that may require additional training, immunizations, and use of Personal Protective Equipment (PPE). 3. Regularly exposed to outdoor weather conditions, exposed to work near moving mechanical parts and toxic or caustic chemicals. Occasionally exposed to wet or humid conditions (non-weather); work in high, precarious places; extreme cold (non-weather); extreme heat (non-weather); risk of electrical shock and vibration. The noise level in the work environment is usually moderate. This position may also include exposure to various hazards including: drugs, chemicals, infectious/biological materials, falls, burns, odors, and cuts from equipment. Experience Three to five years of related experience required. Previous management experience and/or training required.
Requirements:
1. If car is used, must provide proof of adequate insurance coverage totaling at least $300,000 and valid Colorado driver's license. 2. The employee must regularly lift and /or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. 3.
