Overview Christiania Lodge is a family-owned, independent, European-style lodge located in the heart of Vail Village. We operate a 22-room lodge along with the management of multiple homeowners' associations (HOAs), providing hospitality and property services to owners and guests year-round. As a family-run business, we take pride in personal attention, reliability, and maintaining the character and quality of our historic property. Duties
- Perform and oversee routine and emergency maintenance across the lodge and HOA properties, including plumbing, heating/HVAC, light electrical, carpentry, and general repairs.
- Diagnose and resolve mechanical issues (boilers, water heaters, pumps, snowmelt systems) in a timely manner to minimize guest and owner disruption.
- Conduct regular inspections of guest rooms, common areas, mechanical rooms, and exteriors to identify and address maintenance needs proactively.
- Manage seasonal preparation and upkeep, including snow removal coordination, winterization, and summer maintenance projects.
- Maintain pool, hot tub, and sauna equipment and chemical balancing (or coordinate with licensed vendors as needed).
- Respond promptly to maintenance requests from guests, owners, and staff.
- Coordinate and supervise outside contractors and vendors for specialized repairs (major electrical, structural, elevator, etc.), ensuring quality work and reasonable costs.
- Maintain an organized inventory of tools, parts, and supplies; manage purchasing within budget.
- Track work orders, preventive maintenance schedules, and repair history using computer-based systems (Microsoft Word, Excel, Outlook, or similar property management software).
- Assist in preparing and monitoring maintenance budgets for the lodge and each HOA.
- Ensure compliance with safety codes, fire/life safety systems, and local regulations.
- Support HOA boards with property condition updates, project bids, and capital improvement planning as needed.
- Be available for on-call/emergency response outside of normal business hours (e.g., frozen pipes, heating failures, storm damage). Requirements
- Minimum 3-5 years of hands-on experience in building maintenance, facilities management, or a related trade.
- Solid working knowledge of residential/commercial plumbing, heating systems, and light electrical work.
- General repair skills across carpentry, painting, drywall, appliance repair, and basic HVAC troubleshooting.
- Comfortable using a computer and Microsoft Office products (Word, Excel, Outlook) for work orders, scheduling, budgets, and communication.
- Experience working in a hotel, lodge, condominium, or HOA setting preferred.
- Valid driver's license and reliable transportation.
- Ability to lift 50+ lbs, work at heights, and perform physical labor in varying weather conditions.
- Strong problem-solving skills and ability to work independently with minimal supervision.

$60,000.00 - $80,000.00 per year
