Requirements:
Proven experience (typically 3+ years) in property maintenance. Strong background in plumbing is required. Strong working knowledge of plumbing, electrical, HVAC, painting, and general building maintenance. Excellent problem-solving and troubleshooting skills. Ability to prioritize tasks, manage time effectively, and work independently. Strong communication and interpersonal skills to interact effectively with residents, vendors, and team members. Familiarity with safety regulations and procedures. Valid driver's license and reliable transportation. Ability to respond to after-hours emergencies as needed. Basic computer skills for work order systems and communication.
Responsibilities:
Responsible for the overall upkeep and maintenance of the Apartment community. Oversee and coordinate the day-to-day maintenance operations of the apartment community. Supervise and mentor maintenance staff, including assigning tasks, providing guidance, and ensuring quality of work. Prioritize and schedule resident work orders, ensuring timely and efficient completion. Conduct regular property inspections to identify maintenance needs and safety hazards. Manage and coordinate the make-ready process for vacant apartments, including turning vacant apartments for new move-ins. Oversee grounds upkeep. Completing resident work orders. Obtain bids from and supervise external contractors for specialized repairs or projects. Maintain accurate records of work orders, inventory, and maintenance schedules. Ensure compliance with all safety regulations and company policies. Manage maintenance budgets and minimize expenses whenever possible; protect the Owner's property. Respond to and resolve emergency maintenance issues promptly and effectively. Foster positive relationships with residents and address their maintenance concerns professionally. Coordinate and monitor all aspects of the maintenance staff in order to ascertain full knowledge and control over the entire maintenance program.
