- Make Ready Olen Living is seeking a skilled and motivated Maintenance Supervisor
- Make Ready to join our Residential Property team at our Quantum Lake Vills community in Boynton Beach, FL. The ideal candidate will play an essential role in maintaining the integrity and functionality of our Quantum Lake Villas community. The Maintenance Supervisor
- Make Ready works directly under the Property Manager and is responsible for the full life cycle process of Make Ready apartment turns.
MRI:
time in/time out, work performed, parts on order, or vendors are added as routine. Maintains all maintenance records, logs, and reports. Maintains a complete record/log of parts used by maintenance personnel for inventory control. Assists in soliciting vendor bids as requested. Assists in organizing daily and on-going property maintenance to ensure the most compliant, economically proper, and safe condition of the property. Performs all tasks assigned by Property Manager and/or corporate office. Assists with the preparation of vacant units for occupancy and coordinating unit turnover scheduling. Removes furniture, appliances, and debris from vacated apartments to dumpster or storage. Assists with maintaining inventory control of parts, equipment, and furniture in accordance with Company procedures. Other Duties as assigned In addition to routine daily make ready turn process, skilled in performing tasks associated with the general upkeep and maintenance of individual units and the property as a whole. These duties include but are not limited to the following: Appliance troubleshooting and repairs. Plumbing troubleshooting and repairs including water heaters. Electrical troubleshooting and repairs. Tile repair and maintenance. Lock repair and maintenance. Glass replacement. Qualifications Minimum of 3 years of residential property maintenance experience. Strong computer knowledge and proficiency, including the efficient use of Microsoft Office applications, email, electronic reporting systems, and digital documentation. Ability and willingness to learn and effectively use MRI, Avid, and other company-required software platforms. Ability to accurately document and communicate vital process updates through electronic reports, maintenance logs, and property-management systems. High school diploma. Universal HVAC certification required. Previous experience implementing a preventive maintenance program. Excellent organizational, communication, and interpersonal skills. Strong customer service orientation. Working knowledge of Microsoft Office software, including Outlook, and a willingness to learn new software. Ability to work after business hours as necessary for emergency calls and maintenance emergencies.
