Job Description
Robbins Property Associates LLC is seeking an experienced Maintenance Supervisor with HVAC certification for Waters Pointe, a multifamily community. This role leads daily maintenance operations, oversees technicians and vendors, and ensures apartments, building systems, and grounds are safe, attractive, and well maintained. Responsibilities include HVAC diagnosis and repair, preventative maintenance, unit turns, emergency response, and code compliance. The supervisor partners closely with property management, delivers excellent resident service, manages inventory and budgets, and promotes a culture of safety, teamwork, and continuous improvement. Responsibilities Lead and supervise maintenance team, including scheduling, training, and performance oversight. Perform HVAC diagnostics, repairs, and preventative maintenance on units and building systems. Complete work orders, unit turns, and repairs for plumbing, electrical, appliances, and general maintenance. Ensure property, equipment, and life-safety systems meet code, safety, and company standards. Coordinate and supervise vendors and contractors for specialized repairs and projects. Maintain maintenance records, inventory, and adherence to budget guidelines. Respond to emergency maintenance calls and participate in on-call rotation. Collaborate with property management to support resident satisfaction and retention. Implement and refine preventive maintenance programs for building systems and common areas. Promote a culture of safety, teamwork, and continuous improvement on site.
