Our Lead Maintenance Technicians play a crucial role positively impacting our communities and our residents by providing a safe, well-maintained and visibly appealing property. This position is responsible for ensuring the property, grounds and equipment are safe and orderly. A successful Lead Maintenance Technician will be self-motivated, provide outstanding customer service, and will take immense pride in their work. The Lead Maintenance Technician must act with a sense of urgency and have an unparalleled passion for service in order to display a commitment of excellence to our residents and stakeholders. Job Responsibilities Responsible for making apartments ready for new residents Repairing/installing sinks, commodes and facets; including caulking and water proofing Repairing/installing plaster and drywall Installing/replacing light fixtures, outlets Repairing/replacing appliances Diagnosing and repairing water issues Basic HVAC repairs Monitor gauges, trash, pets, and property common areas Responsible for responding to pager calls and requests from tenants to include evening and weekends Responsible for completing work orders from the Community Manager Daily upkeep of grounds, landscaping and overall curb appeal Participate in other projects and activities as assigned by the

Community Manager Experiences Needed:

Structural Maintenance:

Plaster and drywall repairs; fixing water intrusion issues; caulking and water proofing

Electrical Maintenance:

Troubleshooting; changing out light fixtures; replacing outlets; etc.

Plumbing Maintenance:

Troubleshooting; Basic plumbing skills; Installing/Repairing toilets, faucets, sinks; etc.

Appliance Maintenance:

Ability to diagnose issues and repair refrigerators, microwaves, ovens, washers and dryers.

Roofing Maintenance:

Knowledge of water proofing and identifying problems

Unit Turn Experience:

Basic maintenance skills with hardware adjustments, door adjustments, identifying leaks, etc. Other Requirements Positive attitude and hard work ethic Adaptability in the workplace Strong problem-solving skills Willingness to take on multiple projects in a day A can-do attitude regardless of work load and duties Attention to detail, taking action with visible problems Ability to keep a clean/organized work environment Ability to provide good customer service
