Maintenance Supervisor wanted for an BRAND new luxury apartment community located in Oviedo, The Rowan Apartments. This is a Lease-up Property and we are interested in someone with Lease-up and Multifamily Development experience. In supporting Cambridge Management Services, Inc.'s commitment to excellent customer service and a high quality living environment, the Maintenance Supervisor, under the supervision of the General Manager, is responsible for leading the maintenance staff in making repairs and conducting preventative maintenance of the property. Must have three (3) years experience as a Maintenance Supervisor in the multifamily industry CAMT certification is required. EPA certification is required. Participation in the on-call rotation is required. The Maintenance Supervisor will currently be on call every other week and must be able to respond to after-hours maintenance emergencies. Occasional weekend work may be required based on business needs. Reliable transportation and a valid driver's license are required , including the ability to respond to the property during on-call emergencies. Bilingual is preferred, but not required. Lease-up and/or new-construction multifamily experience is strongly preferred. Must be a self-starter and strong leader who can independently identify priorities, follow through on outstanding items, and hold the maintenance operation accountable to established standards. Complete weekly property walks with the Property Manager , identify maintenance, safety, warranty, curb-appeal, and operational concerns, and ensure appropriate follow-up. Complete required weekly maintenance reporting and provide accurate updates regarding work orders, preventive maintenance, warranty/construction items, inventory, expenses, and other maintenance-related priorities. Assist in the completion of service requests, preventive maintenance, unit turns, inspections, vendors, inventory, and maintenance-related expenses. Identify, document, track, and follow up on construction deficiencies, punch-list items, and warranty repairs. Work collaboratively with the Property Manager, contractors, vendors, and other appropriate parties to ensure outstanding items are completed timely and correctly. Help establish and maintain preventive-maintenance programs and operating procedures appropriate for a new community.
