Job Summary We are seeking an energetic and highly skilled Lead Maintenance Technician to oversee and coordinate the maintenance operations of a 216-unit apartment community in Saint Augustine. In this role, you will lead a team of maintenance professionals, ensuring the reliable operation of mechanical, electrical, plumbing, and HVAC systems. Your expertise will drive the implementation of maintenance repair procedures, manage facilities maintenance teams, and uphold safety regulations to create a safe, efficient, and well-maintained environment. Responsibilities Lead and supervise the facilities maintenance team, managing daily tasks, scheduling, and performance to ensure high standards of work quality and safety compliance. Oversee the repair and maintenance of mechanical systems, electrical systems (including high and low voltage), HVAC systems, plumbing systems, and other facility infrastructure using schematics and engineering troubleshooting techniques. Utilize Computerized Maintenance Management Systems (CMMS) to track work orders, equipment history, inventory levels, and maintenance schedules. Develop and implement preventive maintenance programs following industry best practices and OSHA safety regulations to minimize downtime and extend equipment lifespan. Manage projects related to facilities upgrades or repairs by coordinating resources, timelines, and budgets while ensuring adherence to safety procedures. Conduct inspections using tools such as voltmeters, ohmmeters, and multimeters to diagnose electrical issues accurately. Ensure compliance with safety regulations by conducting regular safety audits, training staff on OSHA standards, and maintaining a safe working environment for all team members. Requirements Proven management experience leading facilities or industrial maintenance teams with strong supervisory skills in a fast-paced environment. Extensive mechanical knowledge with hands-on experience in mechanical systems repair and industrial maintenance procedures. Proficiency in electrical systems troubleshooting using schematics, voltmeters, ohmmeters, and other diagnostic tools; experience working with high voltage is preferred. Familiarity with HVAC system repair including troubleshooting compressors, fans, thermostats, ductwork, and related components. Strong project management skills with the ability to plan, organize, prioritize tasks effectively while managing multiple projects simultaneously. Knowledge of OSHA safety regulations along with experience implementing safety protocols within industrial or facilities settings. Experience working with CMMS software for maintenance scheduling and record keeping; proficiency in Microsoft Office applications is required for reporting purposes. Excellent communication skills in English for clear documentation and team coordination; supervisory experience is highly valued. Mechanical aptitude complemented by the ability to read schematics and technical manuals accurately; plumbing system maintenance experience is a plus.
