Job Description

Join Our Team as a Service Manager at Advenir Azora Living! At Advenir Azora Living, every day is an exciting adventure in property management! You ll make a real impact by helping people find homes and build communities. Key Responsibilities:
Lead and oversee all day-to-day maintenance operations during the lease-up and stabilization phases. Ensure vacant apartment homes, amenity spaces, and common areas are move-in ready and maintained to the highest standards. Develop and implement preventive maintenance programs, work order procedures, and property maintenance protocols. Coordinate and supervise contractors, vendors, and service providers to ensure quality workmanship and timely completion of projects. Partner closely with the property management and leasing teams to support occupancy goals and resident satisfaction. Respond to resident service requests promptly and professionally while maintaining excellent customer service standards. Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities for improvement. Maintain compliance with company policies, safety regulations, OSHA standards, and local building codes. Manage maintenance inventory, supplies, equipment, and budget controls. Recruit, train, mentor, and supervise maintenance team members as staffing needs grow.
Qualifications:
3+ years of apartment maintenance leadership experience, preferably in a lease-up, new construction, or newly renovated multifamily community. Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance practices. EPA Universal Certification required. Proven ability to work independently, prioritize competing demands, and adapt to a fast-paced lease-up environment. Experience coordinating with construction teams, vendors, and ownership groups is highly desirable. Excellent communication, leadership, and customer service skills. Ability to participate in an on-call rotation and respond to after-hours emergencies as needed.
