Job Description

Maintenance Supervisor I Tampa FL 8421 Del Lago Circle, Tampa, FL 33614 $26 an hour - Full-time $26 an hour - Full-time Job Summary Innovo Living is seeking an experienced and motivated Maintenance Supervisor for a 196-unit apartment community in Tampa, FL. In this fast-paced role, the selected candidate will lead and motivate the maintenance team while ensuring all service requests, repairs, and preventative maintenance tasks are completed efficiently and to company standards. This position is responsible for maintaining the overall physical condition, appearance, and functionality of the community while operating within budgeted financial goals. The ideal candidate is team-oriented, goal-driven, and committed to delivering excellent service to residents.
Key Responsibilities:
  • Oversee daily maintenance operations for the community, including HVAC, electrical, plumbing, pools, flooring, carpentry, drywall, exterior structures, appliances, and other building systems.
  • Assign, prioritize, and complete resident service requests promptly, professionally, and in accordance with company service standards.
  • Manage apartment make-readies and unit turnovers by inspecting vacant units, creating punch lists, coordinating repairs, and ensuring units are ready for new move-ins on schedule.
  • Schedule and perform preventative maintenance and routine inspections to reduce equipment downtime and maintain the overall condition of the property.
  • Maintain the community's curb appeal by ensuring common areas, grounds, pools, and amenities are clean, attractive, and fully operational.
  • Lead, train, supervise, and mentor maintenance technician and porter / cleaner, while coordinating daily schedules, delegating tasks effectively.
  • Monitor inventory levels and maintain adequate stock of supplies, materials, and spare parts to support efficient operations.
  • Track maintenance expenses, assist with budget oversight, and work with the Property Manager to control costs while meeting operational goals.
  • Coordinate with outside vendors and contractors for specialized repairs and projects, including scheduling, quality oversight, and cost management.
  • Ensure compliance with all applicable safety and regulatory standards, including OSHA, EPA, Fair Housing, and HAZCOM, and maintain accurate records for refrigerant usage, pools, inspections, and completed repairs.
Requirements:
  • Valid driver's license
  • Bilingual capabilities are highly desired
EPA/HVAC
certification is required
  • Minimum of 2 years of experience in residential multi-family maintenance; commercial real estate experience will be considered only if it includes multi-family apartment maintenance
  • Ability to successfully pass a background check and drug screening
  • Strong verbal and written communication skills

Work Hours:
Mon-Fri 8am-5pm. 40 hours per week with "On Call after hours Emergency" rotation every other week to include after hours and weekends.
