Job Description

RADCO Residential is hiring a Multisite Maintenance Supervisor to join our high-performing team. The Multisite Maintenance Supervisor will oversee all maintenance operations across multiple properties, including service requests, preventative maintenance programs, and the upkeep of community amenities. Partnering closely with the Property Manager, you will play a key role in achieving operational goals and maintaining a high standard of quality and service. Leadership Responsibilities:
Build and/or maintain a preventative maintenance program that minimizes emergency repairs and service repairs. Recruit, hire, and train maintenance team members. Schedule your team to ensure appropriate coverage is available to meet property needs, while minimizing overtime hours. Periodically inspect work performed by maintenance team members to assess effectiveness of current procedures and levels of work performance. Lead, mentor, and empower the maintenance team to achieve maximum productivity and organizational success Assist in creating community budget to forecast and maintain operational standards. Monitor ongoing maintenance expenses according to budget. Assist documenting performance management of maintenance staff including but not limited to, 1 on 1 meetings, Corrective Action plans, Performance Improvement Plans (PIP's), recommendations for promotion, and terminations, as necessary.
Customer Service Responsibilities:
Communicate clearly and professionally with residents, prospects, and visitors. Read/listen and respond to resident requests and/or concerns in a calm, supportive, and timely manner. Demonstrate RADCO's value of Caring by treating residents, vendors, coworkers, and supervisors with respect and professionalism. Exhibit a sense of care and urgency with assigned work orders. Attend and assist in resident activities and functions during or after hours as needed.
Other Responsibilities:
Ensure maintenance supplies and materials are stocked and select/order appropriate materials as needed. Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor. Perform on-call emergency service requests when scheduled. When on call, emergency after hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. On call bonus incentives will be provided.
Qualifications, Experience, and Education/Certification Requirements:
Minimum of 3-5 years of multi-family maintenance experience is required CPO certification is preferred
HVAC/EPA
certifications Type I and 11 or Universal for refrigerant recycling is required. High level of proficiency in arithmetic, written, and verbal communications skills Basic financial acumen and ability to read a budget Strong leadership skills and ability to juggle multi-task environment while supporting a team Subject matter experts in heating and air-conditioning, plumbing, electrical, appliance repair, roofing repairs, and other general maintenance skills. Knowledge of Federal, State and Local Fair Housing laws, OSHA and EPA regulations and company safety policies. Valid driver's license and current automobile insurance is required. Position requires individuals to furnish their own reliable transportation to fulfill the job's functions.
Physical Requirements:
Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools or controls. May be required to work atop of buildings or on roofs, as needed. Must be able to work from heights using ladders, scaffolds or lifts. Must be able to carry, move, transport, position, install, remove or continuously lift weight up to 75 lbs. Must be able to shovel snow, plow and salt or use ice melt, as needed. Must be able to work with majority exposure to outdoor weather conditions. Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried and the weight of tools and supplies stored on the ladder. Worker is regularly required to sit, talk, see and hear. The ability to communicate, speak and understand clearly is required the majority of the time. Ability to utilize computer hardware, including use of keyboards, mouse, and tablet.
