THE OPPORTUNITY
We are looking for a Maintenance Supervisor to own the maintenance operations of Faris Residences Smyrna, our newest community in the Metro Atlanta market.This is a solo-tech role:
you will be the primary maintenance presence on property, with the support of part-time or temporary technician assistance as needed for larger projects and peak demand. Faris Residences Smyrna is a value-add asset, which means there is meaningful work ahead: systems to assess, a preventative maintenance program to build and own, and a physical standard to establish and hold. This is not a reactive-only role. We are looking for someone who thinks ahead, builds good habits into their daily routine, and takes genuine pride in the condition of every unit, hallway, and common area on their property. You will report directly to the Lead Property Manager and work closely with the on-site office team. You are the standard-bearer for the physical condition of Faris Residences Smyrna, and the residents will know you by name.WHAT YOU WILL OWN MAINTENANCE OPERATIONS
- Coordinate, schedule, and complete all resident and management work orders with urgency, accuracy, and a first-class standard of finish
- Conduct daily property walks to inspect grounds, buildings, common areas, and the pool facility, identifying and correcting hazardous conditions proactively
- Own the make-ready turn process: walk vacated units, complete all repairs and punch items, and ensure every unit is move-in ready before handing it to the leasing team
- Manage maintenance supply inventory within budget guidelines, obtaining competitive vendor bids and communicating purchasing needs to the Lead Property Manager
- Maintain an organized, properly stocked, and OSHA-compliant maintenance shop at all times
- Maintain accurate records for all service requests, preventative maintenance, EPA/OSHA compliance, pool logs, and work-in-progress
- Participate in on-call emergency response for the property
- Assist with the general upkeep and cleanliness of the office, common areas, and model unit as needed
PREVENTATIVE MAINTENANCE
- Build and execute a structured preventative maintenance program covering HVAC servicing, filter replacements, water heater inspections, plumbing checks, and seasonal property preparation
- Conduct regular pool maintenance and water quality testing in compliance with all applicable health and safety standards
- Proactively identify deferred maintenance items and capital needs, communicating recommendations to the Lead Property Manager with documentation
- Maintain the hazard communications program and consistently apply safe work practices on every task
TEMPORARY AND PART-TIME STAFF OVERSIGHT
- Coordinate and direct part-time or temporary technician support when called in, assigning tasks clearly and checking work quality before completion
- Set the standard for how maintenance work is performed at Faris Residences Smyrna, regardless of who is on the tools
- Communicate staffing needs and project scope clearly to the Lead Property Manager in advance
RESIDENT RELATIONS
- Interact with residents during service calls and property walks with warmth, professionalism, and a genuine commitment to resolving their concerns
- Follow up on open or incomplete service requests proactively, keeping residents informed and not waiting for them to chase you
- Represent Faris Residences in every interaction: with residents, vendors, and contractors alike
- Monitor your own work order turnaround and hold yourself to the responsiveness standard Faris Residences expects
WHO YOU ARE
You are a self-directed maintenance professional who does not need to be managed at the task level. You take pride in your property, you work clean, and you leave every unit and every common area better than you found it. You are comfortable being the primary person on the ground, and you have the experience to handle what the day throws at you.- You have 3 or more years of multifamily residential maintenance experience
- EPA 608 certification is required
- HVAC experience is required: you can diagnose, service, and repair residential HVAC systems independently
- CPO (Certified Pool Operator) certification is strongly preferred; pool maintenance experience is required
- You are a skilled generalist: plumbing, electrical, appliance repair, drywall, painting, and general carpentry are all within your wheelhouse
- You have experience with or a strong understanding of preventative maintenance programs, not just reactive work order response
- You are organized: your shop is clean, your records are current, and you manage your schedule with intention
- You communicate with residents the way you would want to be communicated with: promptly, honestly, and with follow-through
- You are comfortable directing temporary or part-time help when needed, setting clear task expectations and checking the work
- Must have reliable transportation and the ability to respond to after-hours property emergencies
- Basic computer skills and ability to use property management software for work order tracking is required
