We're currently seeking a hands-on Service Manager to lead maintenance operations at a 500+ bed student housing community in Ames, IA. This is a unique chance to step into a true lead role at a community under new management where the maintenance team is being rebuilt and major exterior and amenity improvements are underway. You'll own the shop end to end, serve as the primary HVAC resource on site (with vendor support for larger projects), and set expectations while mentoring a small team. Responsibilities Lead day-to-day maintenance operations across a 500+ bed, garden-style student housing community Serve as the primary on-site HVAC technician and coordinate vendors for larger repairs Manage unit turns, work orders, and preventative maintenance to improve resident experience Coach and direct a small on-site team, including a maintenance technician and porter Handle hands-on repairs including drywall repair and painting related to leak remediation Qualifications 2+ years of residential maintenance supervisor experience (Student Housing preferred) EPA certification (Universal preferred) CPO certification (Certified Pool Operator) Strong hands-on HVAC troubleshooting and repair experience Prior experience leading or mentoring maintenance staff Perks Total compensation range of approximately $62,000 to $72,000 annually Free on-site housing included (multi-bedroom apartment) Relocation candidates welcome Work for a nationwide company that can offer growth and stability Full benefits package including all major insurance, 401k, and
