MAINTENANCE MANAGER
Memory Care Community | Job Description Position Summary We are seeking a dependable, hands-on Maintenance Manager to oversee the maintenance, safety, appearance, and day-to-day operation of our small memory care community.
  • This is a part time role
  • This is an important role within our leadership team.
The Maintenance Manager helps ensure that our residents live in a safe, comfortable, beautiful, and well-maintained home. The ideal candidate takes pride in their work, notices the small details, enjoys solving problems, and understands that in senior living, maintenance is ultimately about taking care of people. Because we are a smaller community, this position is ideal for someone who enjoys being hands-on and taking ownership of the building rather than managing a large maintenance department.

  • Maintain the interior and exterior of the community in excellent condition and in accordance with applicable federal, state, and local requirements and company standards.
  • Respond promptly to maintenance requests from residents, families, and team members.
  • Perform routine repairs involving plumbing, electrical, lighting, HVAC, doors, hardware, fixtures, walls, flooring, and other building systems within the scope of the position.
  • Identify issues proactively and address minor repairs before they become larger problems.
  • Maintain walls, flooring, doors, millwork, fixtures, furnishings, and common areas in clean and attractive condition.
  • Coordinate specialized repairs with qualified outside contractors when necessary. Preventive Maintenance
  • Develop, maintain, and complete the community's preventive maintenance schedule.
  • Perform required preventive maintenance directly or coordinate work with qualified vendors.
  • Maintain accurate records of inspections, preventive maintenance, repairs, warranties, equipment servicing, and completed work.
  • Regularly inspect building systems and equipment to identify potential safety, reliability, or maintenance concerns.
  • Monitor HVAC, plumbing, electrical, life-safety, and other major building systems and promptly report or address concerns. Resident Rooms & Community Appearance
  • Respond courteously and promptly to maintenance requests in resident rooms.
  • Complete minor repairs such as replacing light bulbs, addressing plumbing issues, adjusting doors and hardware, and troubleshooting heating and cooling concerns.
  • Prepare and refurbish vacated resident suites so they are clean, safe, functional, and ready for a new resident.
  • Help maintain the overall appearance of the community, including common areas, exterior spaces, landscaping, and grounds.
  • Understand that our residents' rooms are their homes and perform all work with respect for their privacy, dignity, belongings, and routines. Vendors, Supplies & Budget Management
  • Oversee contractors working within the community and verify that work is completed properly.
  • Maintain appropriate inventory of maintenance tools, replacement parts, supplies, and equipment.
  • Ensure maintenance materials, chemicals, tools, and equipment are properly labeled, secured, and stored.
  • Monitor maintenance expenses and operate within established budget guidelines.
  • Identify opportunities to reduce costs while maintaining high standards for safety, reliability, and appearance. Safety, Inspections & Compliance
  • Help maintain the community in a state of continuous readiness for regulatory, fire, life-safety, and building inspections.
  • Maintain professional and cooperative relationships with the local fire department/fire marshal, building officials, inspectors, vendors, and other authorities having jurisdiction.
  • Assist with required inspections, testing, documentation, and corrective actions.
  • Promptly communicate safety concerns, building deficiencies, equipment failures, or other significant issues to the Executive Director.
  • Follow community emergency procedures and assist with building-related emergencies as needed.
  • Follow all applicable policies and reporting requirements related to resident safety, suspected abuse, neglect, or exploitation. Resident-Centered Service
  • Treat every resident with dignity, patience, respect, and kindness.
  • Support residents' independence, privacy, individuality, and personal choices.
  • Understand the unique needs of individuals living with Alzheimer's disease and other forms of dementia.
  • Communicate professionally and compassionately with residents, families, team members, vendors, and visitors.
  • Help create a calm, welcoming, residential environment rather than an institutional one. Additional Responsibilities
  • Participate in staff meetings, training, emergency preparedness activities, and required safety programs.
  • Assist other departments with building- or maintenance-related needs when appropriate.
  • Perform other duties reasonably assigned by the Executive Director. Qualifications The ideal candidate will have:
  • Prior maintenance experience, preferably in senior living, assisted living, memory care, healthcare, hospitality, multifamily housing, or a similar environment.
  • Strong general maintenance and mechanical aptitude.
  • Working knowledge of basic plumbing, electrical, HVAC, carpentry, painting, drywall, hardware, and general building repairs.
  • Strong troubleshooting and problem-solving abilities.
  • Ability to recognize when a repair can be completed internally and when a licensed or specialized contractor should be engaged.
  • Ability to work independently, prioritize responsibilities, and exercise sound judgment with minimal supervision.
  • Strong organizational skills and attention to detail.
  • Ability to maintain accurate maintenance and inspection records.
  • Professional appearance, communication skills, and demeanor.
  • A genuine desire to work with and serve older adults, including individuals living with dementia.
  • Willingness to learn and continuously improve the physical environment of the community. Education & Experience
  • Must be at least 21 years of age.
  • High school diploma or GED required.
  • Previous building maintenance experience required.
  • Senior living, assisted living, memory care, healthcare, or other regulated-facility experience strongly preferred.
  • Familiarity with applicable building, fire/life-safety, and senior living requirements preferred.
  • Must maintain required First Aid certification and complete all community-required training. General Employment Requirements Candidate must be able to satisfy all applicable community and regulatory employment requirements, which may include:
  • Required background screening.
  • Required health screening and communicable-disease clearance.
  • Ability to safely perform the essential physical functions of the position, with or without reasonable accommodation.
  • Ability to read, write, communicate, and understand instructions necessary to safely perform the position.
  • Completion of required orientation, safety, dementia-care, and continuing education programs.

Pay:
$25.00 - $29.00 per hour Expected hours: 24.0 per week
