Director of Healthcare Maintenance $75-90,000 annually
Position Summary:
We are seeking an experienced and driven Maintenance Director to lead all aspects of our community's maintenance, physical plant, safety, and environmental services operations. This role is ideal for a proven leader with experience in senior living, skilled nursing, assisted living, rehabilitation, hospital, or healthcare environments . We are looking for more than a skilled technician. The successful candidate will build, develop, and empower a high-performing maintenance team while fostering a culture of accountability, teamwork, and exceptional customer service. The Maintenance Director will be highly visible throughout the community, responsive to residents and staff, proactive in identifying concerns, and committed to maintaining a safe, comfortable, attractive, and well-functioning environment. Key ResponsibilitiesLeadership & Team Development Lead the maintenance team with professionalism, integrity, and accountability. Develop, coach, and mentor maintenance staff. Create a positive, respectful, and team-oriented work environment. Delegate responsibilities effectively and empower employees to make decisions within their roles. Conduct regular team meetings and provide ongoing training and feedback. Establish clear performance expectations and hold team members accountable. Partner collaboratively with department leaders across the community. Develop staffing schedules and ensure adequate departmental coverage. Maintenance Operations Oversee daily operations of the maintenance department and physical plant. Ensure the community remains safe, clean, attractive, and fully operational. Manage preventive maintenance programs for building systems and equipment. Oversee HVAC, plumbing, electrical, mechanical, life safety, emergency power, and generator systems. Prioritize and ensure timely completion of maintenance requests and work orders. Conduct regular inspections of buildings, grounds, equipment, and resident living areas. Maintain required maintenance documentation, inspections, and preventive maintenance schedules. Manage department budgets, inventory, and expenses. Coordinate and oversee contractors and vendors. Assist with capital improvement projects, renovations, and major repairs. Ensure apartments and resident rooms are move-in ready. Provide on-call and emergency maintenance support as needed. Compliance & Safety Ensure compliance with all federal, state, local, OSHA, fire, life-safety, and healthcare regulations. Participate in regulatory surveys, inspections, and corrective action processes. Support emergency preparedness and disaster response programs. Maintain building safety and operational readiness at all times. Resident Service Excellence Interact with residents, families, and staff with dignity, patience, and respect. Ensure maintenance staff demonstrate professionalism when entering resident rooms and apartments. Respond promptly to maintenance concerns and keep residents informed of repair timelines. Collaborate with Nursing, Dining, Environmental Services, Activities, and Administration to support resident needs. Maintain a strong presence throughout the community and proactively identify opportunities for improvement. QualificationsRequired Previous maintenance leadership and supervisory experience. Strong knowledge of HVAC, plumbing, electrical, mechanical systems, building operations, and preventive maintenance programs. Experience managing vendors, contractors, budgets, and maintenance projects. Strong organizational, communication, and documentation skills. Ability to manage multiple priorities and respond effectively during emergencies. Proficiency with computers and maintenance-related recordkeeping. Preferred Experience in senior living, assisted living, skilled nursing, rehabilitation, hospital, or healthcare environments. Knowledge of healthcare regulatory requirements, life-safety compliance, and survey processes.
