We are seeking an experienced Maintenance Supervisor to lead maintenance operations at our residential community. This role is responsible for overseeing the day-to-day upkeep of the property, supervising maintenance staff, managing vendor relationships, and ensuring units and common areas meet safety, quality, and appearance standards. Key Responsibilities Supervise and coordinate the daily activities of the maintenance team, including scheduling, task assignment, and performance oversight Diagnose and repair issues involving HVAC, plumbing, electrical, appliances, and general building systems Conduct routine property inspections to identify and address maintenance needs proactively Manage the make-ready process for vacant units to minimize turnaround time Respond promptly to resident maintenance requests and emergency work orders, including after-hours/on-call rotation as needed Maintain accurate records of work orders, preventive maintenance schedules, and inventory Order parts, supplies, and equipment while managing maintenance budget and controlling costs Ensure compliance with all applicable safety regulations, fair housing guidelines, and local/state codes Coordinate with outside contractors and vendors for specialized repairs Train, mentor, and evaluate maintenance technicians and porters Maintain the property's pool/spa systems in compliance with health code standards (where applicable) Qualifications 3-5 years of experience in apartment or multifamily maintenance, with prior supervisory experience preferred EPA Certification preferred CPO (Certified Pool Operator) certification preferred Strong working knowledge of HVAC, electrical, plumbing, carpentry, and appliance repair Excellent leadership, organizational, and communication skills Valid driver's license and reliable transportation Willingness to participate in on-call/emergency maintenance rotation

Pay:

From $28.00 per hour Expected hours: 40.0 per week
