What You Will Do:
- Monday
- Friday 7:00a
- 3:30p
- On-Call as needed
- Ensures the buildings/structural systems, community grounds, and equipment are maintained, functioning properly and are in good condition.
- Performs routine inspections of the community buildings and grounds.
- Recommends capital improvements and develops the annual operating budget and ensures the department is operating within budget.
- Manages major renovations and new construction projects.
- Research, recommends, and manages contracted services for pest control, waste management, recycling, outside grounds maintenance, snow removal, and other services as necessary.
- Monitors preventive maintenance schedules and the work order request system to ensure that work requests are completely in a timely manner.
- Monitor all security and emergency response systems to ensure all systems and generators and other emergency power sources are maintained and functioning properly at all times.
- Conducts routine fire and safety, tornado, and disaster evacuation drills in accordance with the community's policies and state and federal regulations.
- Performs supervisory functions of maintenance personnel.
- Performs other duties as assigned.
Who You Are:
- High School degree and a minimum of three (3) years of managing maintenance, security, and other relevant functions.
- Must have knowledge of physical plant systems, e.g.: heating, air conditioning, electricity, and computerized systems.
- Must be able to analyze mechanical/structural breakdowns and relate those breakdowns to independent contractors effectively.
