Job Description

Lauth Communities is seeking an experienced Maintenance Supervisor to lead maintenance operations for our apartment community in Seymour, Indiana. This role is ideal for a hands-on maintenance professional who takes pride in keeping a community safe, well maintained, and ready for residents. The Maintenance Supervisor will oversee day-to-day maintenance operations, coordinate repairs and turns, supervise maintenance staff and vendors, and work closely with the Property Manager to support the overall condition and success of the community. Perform and oversee maintenance repairs, apartment turns, preventative maintenance, and grounds upkeep. Lead, train, and support maintenance team members. Coordinate and monitor work performed by outside vendors and contractors. Respond to resident service requests in a timely and professional manner. Maintain adequate inventory of maintenance supplies and materials. Monitor maintenance expenses and provide input to the Property Manager regarding budget needs. Inspect apartments, common areas, grounds, and building systems to identify maintenance needs and safety concerns. Ensure vacant apartments are prepared for new residents according to company standards and timelines. Troubleshoot maintenance issues and take ownership of identifying practical solutions. Communicate effectively with residents, vendors, team members, and management. Participate in the on-call rotation and respond to emergency maintenance needs as required. Maintain a safe, organized, and professional maintenance shop and work area. Qualifications High school diploma or equivalent required. At least three years of apartment maintenance supervisory experience preferred. Strong knowledge of apartment maintenance, including plumbing, electrical, HVAC, carpentry, painting, appliance repair, and general building maintenance. HVAC certification preferred. Ability to lead others, prioritize multiple assignments, and work independently. Strong troubleshooting, customer service, and communication skills. Valid driver's license and reliable transportation required. Ability to travel between properties or respond to emergency maintenance needs when necessary. Ability to lift up to 50 pounds and perform physical work, including standing, bending, climbing, and working in various weather conditions.
