Job Description

Position Overview The Regional Director of Property Services oversees the company's physical assets and serves as a liaison between Senior Leadership and facility managers to clearly communicate goals and objectives concerning physical plant items. The Regional Director of Property Services provides support for the operational Maintenance Directors for Morning Pointe communities as assigned by the Senior Director of Property Services. The Regional Director of Property Services position includes responsibilities that require manual labor, in addition to duties involving the exercise of judgment and responsibility. The RDOPS will perform manual work on matters of significance. The RDOPS will exercise discretion and judgment with the authority to make independent decisions on matters that affect the assets for the company related to Maintenance. Corporate Structure The Regional Director of Property Services is to be part of a group of corporate leaders. SCA's Senior Director of Property Services, Director of Asset Management, Regional Directors of Property Services along with other corporate staff are to work in conjunction to: Establish a positive corporate culture Create dynamic business strategies Implement effective programs Measure performance Solve problems before they are problems Generate positive business outcomes The Regional Director of Property Services will report directly to the Senior Director of Property Services. Personal Characteristics As a key component to the positive corporate culture for SCA, the Regional Director of Property Services will ensure asset compliance of operations is fair and consistent. Obviously, not all aspects of the RDOPS roles and responsibilities can be incorporated in this list. Management of Assets Physical Plant Systems Fire Safety and Life Safety Systems Regional Director of Property Services The Regional Director of Property Services is a leader not only to the Morning Pointe communities, but to the communities visited at large. Proper dress, conduct, professionalism is to be evident at all times. While being held to these standards, it is important that the RDOPS hold others to these standards as well. Working Conditions Works in office environment. Sits, stands, bends, lifts and moves intermittently during working hours. Subject to frequent interruptions. May work beyond normal working hours. Travel to off-site locations as needed. Involved with residents, associates, caregivers, government agencies/personnel, etc. under various circumstances. Education and Experience B.S. degree in Management or related field from an accredited college or university preferred Experience in a health care environment preferred Minimum five years' maintenance management experience or five years' experience working for Morning Pointe Specific Requirements Must have excellent verbal and written communication skills. Must possess the ability to make independent decisions when circumstances warrant such action. Must have demonstrated ability to develop and deliver appropriate training programs. Must have excellent interpersonal skills. Must be computer literate. Must demonstrate strong leadership skills and the ability to work effectively with frontline and leadership staff. Must have the ability to plan, organize, develop, implement and interpret the programs, goals, objectives, policies and procedures of the asset operations department. Essential Functions Must be able to read, write, speak and understand the English language. Must be able to sit, stand, bend, lift, push, pull, stoop, walk and move intermittently during work hours. Must practice regular and dependable attendance. Must be able to concentrate and use reasoning skills and judgment. Must be able to advise and guide leadership staff in all areas related to asset management and maintenance functions. Roles & Responsibilities Provide leadership and oversight that enhances and preserves the company's physical assets. Be a liaison between Senior Leadership and facility managers to communicate goals and objects related to physical plant items. Seek opportunities for improving the company's assets and providing systems for enhancing management of assets. Uphold the company's standards of professionalism and excellence. Duties Conduct on-site facility visits at least semi-annually for assigned Morning Pointe communities. Ensure all applicable safety codes and regulations are met. Coordinate capital improvement projects and schedules. Assist on-site management by hiring, training, and advising Maintenance Directors. Assist on-site management with major repairs vs replacement expenditures of more than $1,000.00. Work with the Senior VP of Services and Assets and Senior Director of Property Services to set goals and annual budgets. Provide emergency response support. Assist in development projects, construction oversight and acquisition reviews. Coordinate vendor and subcontractor relationships. Catalog all physical plant systems and provide training to associates on systems. Support all groundbreaking & open house events. This position requires frequent travel to assigned communities and occasional work outside normal business hours. Are you able and willing to travel between communities as needed and respond to emergency situations? This position requires the ability to independently assess maintenance/property issues, make decisions regarding repairs or replacement, and advise both frontline staff and leadership.
